All renters must be 25 years of age to rent. All renters must read and sign a formal rental agreement. All information provided must be truthful and in good faith.

1 Queen Bed (sleeps 2). The master bedroom has direct access to beachfront terrace, as well as, extensive Carribbean Sea views. There is a large remote controlled fan to accomodate the guests, as well as en-suite bathroom. The large floor-to-ceiling glass sliding doors lead right out to the private sunken jacuzzi. 1 Double Hide-A-Bed/Sofa Bed (sleeps 2). Guest Bedroom #2 is a unique room because it has a day bed and large sofa. This room can be utilized as a "lounge room" with its stunning views and nearly all floor-to-ceiling glass walls. The sofa has a pullout single mattress, and the sofa top itself can sleep another person. The daybed is also used a sleeping bed for a single person. In total the room can sleep 3 comfortably. The standard use is for 2 people. 1 Double Bed (sleeps 2). Guest Room #3 has 2 full Beds that sleep 2 each for a total of 4 people in guest bedroom #3. The room has a ample closet space. A en-suite bathroom with dual access from living area. There are floor to ceiling glass sliding doors that go out to the rear terrace. This terrace overlooks the gorgeous Nichpute Lagoon and gorgeous sunsets. There is a small TV and DVD player also. 1 Double Bed (sleeps 2). Guest Room #4 has 2 full beds that sleep 2 each for a total of 4 people in Guest Bedroom #4. The room has a ample closet space. A en-suite bathroom large walk-in closet. There are floor-to-ceiling glass sliding doors that go out to the rear terrace. This terrace overlooks the gorgeous Nichpute Lagoon and gorgeous sunsets. There are glass sliding doors that also look out to Ocean Views. This room is full of natural sunlight. Gorgeous. 1 Double Bed (sleeps 2). This room is a part of the Guest Bdrm 3 description above. There is no Fifth Bedroom 1 Double Bed (sleeps 2). 1 Queen Hide-A-Bed/Sofa Bed (sleeps 2).

Bathroom 1 is an en suite and has toilet, shower, hair dryer and no basins.

Stunning and tranquil are the best words to describe this view. The outdoor area boasts a large patio overlooking the Caribbean Sea with a long spacious walkway and a built-in patio jet-tub. These views stretch far as the eye can see; the views are completely unobstructed. The views stretch from the Punta Cancun all the way down the coast heading south. The rear terrace has a full 180 degree view of the Nichupte Lagoon, the continuation of the Caribbean Sea, the downtown city lights, the lagoon homes and yachts, and of course the busy and energetic hotel zone party central.

A 'complex' is either a condo, walled community, lodge, apartment or townhouse development.

• Cancun International Airport is within a 20 minute(s) drive. The airport is conveniently located 20 minutes from hotel zone. This home is located in hotel zone. Transportation to the Airport is instant through taxis and shuttles.
• Transit: can be reached by walking for 1 minute(s). Type of transit is Bus. You can have concierge in lobby order a cab or you can walk outside the property gates to the bus-stop and take public transportation.
• Golf: can be reached by driving for 10 minute(s). There are 2 golf course(s) nearby.
• Shopping and Dining: can be reached by walking for 5 minute(s). This home is located in the heart of the hotel zone. Nightclubs, lounges, and dance clubs, such as Daddy O's, Coco Bongo, Hardrock Cafe, Buffdog Cafe, Senior Frog's and Carlos an Charlies's as well as many others are 2 blocks walking distance from your vacation residence at Porto Fino Bay View Grand. Local Mexican shopping markets and fine restaurants are 1 to 2 blocks away. Shopping: the beautiful Plaza Caracol shopping mall is across the street, includes Starbuck's coffee, restaurants, butcher shop with American beef, pharmacy and excellent shops. La Isla mall is a must. Ten minutes by bus or taxi, to enjoy the boat rides down the canals winding through the mall, the aquarium or fabulous restaurants. A short distance from La Isla is Kukulkan Mall or the "Rodeo Drive" of Cancun, with several upscale stores and restaurants to be enjoyed.
• The unit is Ocean front. Beach gradient is gradual for a long distance. Beach surface is fine sand. The Beach that is in front of Porto Fino Towers is some of the finest in all of Cancun. • Nearby Attractions: There is a tennis court on the grounds, as well as a full sports gym and full service spa. A great way for kids to really discover more about the waters of Cancun is a visit to the interactive aquarium. In addition to numerous fish tanks filled with the marine life of the Mexican Caribbean, there is a petting area with 3 open tanks where kids of all ages can touch and feed nurse sharks, sting rays, starfish, sea urchins, crabs and sea cucumbers. A shark immersion tank appeals to the most daring of moms, dads and kids. Along with this are numerous activities for adults/teens such as scuba diving, snorkeling, para-sailing, jet skiing, etc.

50% of the rent is required to complete the booking (balance due 45 days in advance). A refundable security/damage deposit of 1,500 is required. If you cancel less than 45 days prior, payments (less 50) are refunded if re-rented.
Owner accepts payments by: Personal Cheque (Available for guests booking 31 or more days prior to arrival) - PayPal - Money Order or Cashiers Cheque - Direct Bank Deposit - Cash - Western Union
All Security Deposits are fully refundable upon departure. All additional luxury services can be arranged with house manager. All payments are direct. Owner of home soley provides living space and amenities within it. 55% of payments are due with signing of rental agreement. The final 45% + security deposit are due 45 days before check-in date.

• No smoking is allowed.
• Children are allowed.
• Check in after 3:00 PM and check out before 1:00 PM.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• An optional Daily Maid Service is available for the following fee of 45. If a guest leaves the unit as found, a rebate of $1500 DD Fully Refundable may be provided.
• Housekeeping is provided prior to arrival and after departure.
