1 King Bed (sleeps 2). The en-suite master bedroom, has sliding patio doors opening onto the pool deck, dressing table, two bedside cabinets with lamps, cable TV and DVD player. Double doors lead you into the private bathroom with large Roman-style oval bath tub, walk-in shower, his and her basins, hair dryer and walk-in wardrobe. 1 Queen Bed (sleeps 2). The second master bedroom, with a double bed, chest of drawers, bedside table and lamp, built-in wardrobes, cable TV and DVD player, shares a half bathroom (toilet and vanitory unit) with the third bedroom. 1 Queen or 2 Singles Bed (sleeps 2). The third bedroom has two twin beds, chest of drawers, lamp, built-in wardrobes and cable TV shares a half bathroom (toilet and vanitory unit) with the second bedroom. 1 Queen or 2 Singles Bed (sleeps 2). The fourth bedroom has twin beds, chest of drawers, lamp built-in wardrobes, cable TV and is next to the second main bathroom. 1 Double Hide-A-Bed/Sofa Bed (sleeps 2).

Bathroom 1 is an en suite and has toilet, bathtub, shower, hair dryer and two basins.
Bathroom 2 has toilet, bathtub, shower, hair dryer and one basin.
Bathroom 3 is an en suite and has toilet, hair dryer and one basin.

The living room, dining room, master bedroom, lanai and pool deck overlook the lake at the rear of the villa. The front of the villa and second bedroom overlook open conservation area.

A 'complex' is either a condo, walled community, lodge, apartment or townhouse development.

• Airport: Located within a 30 minute(s) drive. Orlando International Airport is about 30 minutes drive away whilst Sanford International Airport is approx 45-60 minutes away.
• Golf: can be reached by driving for 20 minute(s). Sunset Lakes is within a five minutes drive of the nearest golf courses but there are numerous others only slightly further afield.
• Shopping and Dining: can be reached by walking for 5 minute(s). US192 with numerous shops, restaurants and supermarkets is less than 1 mile away.
• The villa and pool deck overlook at the rear the larger lake on the development. Boating and fishing are allowed. There is open conservation area to the front of the villa. Daytona Beach on the Atlantic coast to the east and the Gulf coast resorts to the west can be reached in about, or just over, one hour's drive.

25% of the rent is required to complete the booking (balance due 70 days in advance). A credit card is required for a security/damage deposit. If you cancel anytime, payments (less a variable percentage depending on the timing) are refunded.

Credit card or Paypal payment incurs a 3.5% surcharge. Credit card details are required and will be held for a security deposit of $250. If no details are provided a refundable payment of $250 or £150 must be made at the time of the payment of the final balance 10 weeks before the dates booked.

• No smoking is allowed.
• Children are allowed. A Crib and a High Chair can be provided with a deposit/fee of: POA.
• Check in after 4:00 PM and check out before 11:00 AM.
• No pets allowed (Except for Service Animals).
• Guests are asked to be quiet between the times of 10:00 PM and 8:00 AM.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
• Optional pool heat is available for 11.50 per day and/or 80 per week. For stays longer than 7 nights pool heat is prorated using weekly rate.
