The cottage is a 200 year stone farmhouse that has been restored to a high specification (as we will retire there) and has astounding views of the surrounding mountains. Situated just 5 minutes from the small village of Serramonacesca, 20 minutes from the sandy beaches of Pescara (same lattitude as Rome , but on the Adriatic sea), and 30 minutes from the bottom of the chair lift (2700 meter high - so plenty of snow in the winter), this charming old farm house offers both good skiing (winter) and wonderful swimming in the Adriatic (summer) - but tranquility at all times! A holiday for all the family. There are three double bedrooms for up to 7 people with extra "Bed in a Bag" double beds and a Poolhouse (at the end of a 12m swimming pool that could be used as an extra bedroom if necessary with two single beds. Although not specially designed for disabled people, the 2nd bathroom and 3rd bedroom are located on the ground floor.

Quiet Time Policy
There is no specific quiet time policy, though guests are asked to be respectful of all neighbours.
Children Policies
Children of all ages are welcome.
Payment Methods
For payments made via credit card and/or Paypal, there is a 2.25 percent surcharge. Direct Bank Deposit, Email Money Transfer
Booking Deposit
The booking is confirmed with a deposit of 100 EUR. Long Term Stay booking is confirmed with a deposit of 500 EUR.
Security or Damage Deposit
A refundable security/damage deposit of 350 EUR is due 30 days prior to arrival. When warranted, the deposit (or portion thereof) is refunded within 14 days of departure., Groups of young adults may be subject to a larger deposit., For a Long Term Stay, the deposit is 1000.00 EUR The security deposit is the 350 Euro Booking/Security deposit that is refunded 7-10 days after final departure
Parking
Parking is free. There is plenty of room for parking next to the farmhouse
Payment Balance
Balance of payment is due 90 days prior to arrival. For a "Long Term Stay", the above payment balance policy is different and should be discussed with the owner.
Cancellation Policy
If you cancel anytime, payments (less 10 percent) are refunded if the property is re-rented. If cancellation occurs within 3 months of arrival date then 75% of rent is refunded if able to be re-rented. Booking/Security deposit returned in fullIf cancellation occurs at anytime up to 3 months before arrival date then a portion of the 350 Euros Booking/Security deposit is foreited - depending on period.
Check In/ Out Times Policies - Property Access
Check IN: 04:00 PM Check OUT: 10:00 AM Flexible Check In/Out times are possible, dependent on outgoing/incoming guests.
Smoking Policy
Smoking is allowed, but outside only.
Cleaning on Departure
House and grounds expected to be left as found on arrival.ie. house generally cleaned before departure. If extensive extra cleaning required, then part of Booking/Security deposit is forfeited.
Cleaning During Stay
A fee is charged for this service. A guest must request this optional service. It may be possible to have a maid service - it depends on time of year and availability of suitable personnel.
Linen
There is no charge for sensible use of bedding and towels per person. However if large amounts are used it is VERY expensive to get cleaned an a charge will apply
Pet Policy, Deposit & Fees
Pets are allowed. Pets allowed:Any Pet A guest must request this optional service. House trained pets are welcome, others not! NOTE: Persons traveling with and requiring a Service Animal have special rights and must be granted access regardless.
