There is a separate kitchen, full equipped with a dinner table and a view towards the rolling hills and connected to a private terrace and garden.
1 King or 2 Singles Foam Mattress (sleeps 2). In the living room there is a nice sitting area with a fire place and TV corner. There is a kingsize bed or on demand 2 single beds .
Bathroom 1 has toilet, bathtub, shower, hair dryer and bidet.
Around the apartment you have a breathtaking view over the rolling hills. The Monte Amiata and of course, our swimming pool. Also the village Proceno and Castel Azzarra can be seen from the apartment.
The swimming pool is for shared use with the other guests of the apartments, as is the washing machine and dryer.
Units 62713 and 62715 are apartments in the same house. The apartments are separated by 2 double doors. They can be openend when the whole house is rented by 5-7 persons. Also is there a free standing villette for 2 -3 persons - Unit 62714. Together with the main house this can be also rented and then there is place for 10 persons - Unit #74770.
62714 is a perfect place for a honeymoon.
• The distance to the train station in Orvieto is about 38 km.
To the airport Roma 145 km.
• Golf: can be reached by driving for 90 minute(s). In the apartment you will find a map with all the information about the places for golf or other interesting spots to view and a lot of tourist information.
• Ski lifts or Runs : can be reached by driving for 45 minute(s). The Monte Amiata is at a distance of 38 km. There are several ski lifts.
• Shopping and Dining: can be reached by driving for 30 minute(s). The village Proceno is at a distance of 2 1/2 km. You find there 2 restaurants, all the little shops for the daily things, a bar, a pizza restaurant, a pharmacy and a doctor. Thursday is there a market ( very special)
• Lake Bolsena is only on a distance of 15 km. To the sea is about one hour driving
30% of the rent is required to complete the booking (balance due on arrival). A refundable security/damage deposit of 300 is required. If you cancel anytime, all payments are forfeited.

the total amount of the rent 70% (other than the 30% already paid by the booking )has to be received by the owner 2 month's before the rental date.

• Smoking is allowed.
• Children are allowed and children under 2 years old stay free. A Crib can be provided.
• Check in after 4:00 PM and check out before 10:00 AM.
• Dogs are allowed.
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
