The rental conditions are that you do not have to pay for the electricity, heating or weekly cleaning. The villa must be tidied up and the dishes must be cleaned by the guests.( dishwasher available) Once a week you will have new blankets and towels.

1 King Foam Mattress (sleeps 2). The windows are covered by wooden shutters and a mosquito net for one window.
1 Queen Hide-A-Bed/Sofa Bed (sleeps 2). The room has wooden shutters outside and curtains inside. Also a mosquito net for the window. The mattress is anti allergic and made of natural foam.
Bathroom 1 has toilet, shower, hair dryer and bidet.
From the villa you have a breathtaking view on the rolling hills. At the horizon you find the village Castel Azzarra and from the terrace you see Proceno with its' castle. It is a quiet spot but near by the main road. Also the Monte Amiata is to be seen. A perfect place for hiking in the protected nature area.
The washing machine and dryer are for shared use. Also the swimming pool is for all of our guests. The swimming pool has chairs for every guest. There are also umbrellas. There are fruit trees, a herb garden, a lane of cypresses and near the swimming pool you will find a beautiful palm tree.
Units 62713 and 62715 are apartments in the same house. The apartments are separated by 2 double doors. They can be openend when the whole house is rented by 5-7 persons. Also is there a free standing villette for 2 -3 persons - Unit 62714. The other units are at a distance of 70 meter. Together with the main house this can be also rented and then there is place for 10 persons.
62714 is a perfect place for a honeymoon.
• The train staion of Orvieto is 35 km away. Parking is free. It is easy to visit Roma or Florence from here.The airport of Roma is about 160 km from the house.
• Golf: can be reached by driving for 90 minute(s). Several golf courses are in the surrounding. In Viterbo is one at a distance of about 60 km.
• Ski lifts or Runs : can be reached by driving for 45 minute(s). The Monte Amaita is 38 km away. There are several opportunites for winter sports. There are hot springs in the surrounding area.
• Shopping and Dining: can be reached by driving for 30 minute(s). The village Proceno is about a 30 minute walk. You will find shops there for all your daily need. There is also a pharmacy, a doctor, two restaurants and a bar. You will have a beautifull view of Proceno from the villa.
• Lake Bolsena is 15 km away. Porto Ercole by the sea is about a one hour drive. In the surrounding areas you will find a lot of hot springs which are well visited all year round.
30% of the rent is required to complete the booking (balance due on arrival). A refundable security/damage deposit of 300 is required. If you cancel anytime, all payments are forfeited.

The total amount of the rental has to be paid 2 month's before the arrival date.
The booking starts when 30% of the payment is paid to owners bank account.

• Check in after 4:00PM and check out before 10:00AM. Check in/out times may be flexible upon request.

• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
