The kitchen is a nice place to eat and enjoy the beautiful surroundings overlooking the rolling hills and the view on the vilage Proceno. When you are together with friends in the apartment you can sit together. There are 7 chairs (on request) and a large table. Next to the kitchen is a storage room.
1 King Bed (sleeps 2). On the ground floor next to the bathroom. With doors which gives acces directly to the terrace.
1 King or 2 Singles Bed (sleeps 2). This bedroom also has a private bathroom and acces to the western terrace.
1 Single/Twin Bed (sleeps 1). This bed is also a corner bench for watching the TV.
The mattress is made from natural foam.
Bathroom 1 has toilet, bathtub, hair dryer, one basin and bidet.
Bathroom 2 has toilet, bathtub, shower, hair dryer and bidet.

Situated in central Italy on the borders of Tuscany, Lazio and Umbria provinces. It is surrounded by rolling hills and farmland with a natural border of forests. Just 2½ kilometers away is the village of Proceno which is globally located between Siena and Rome.
Among the rolling hills you will find a newly renovated farmhouse completely restored in the original Tuscany style. The farm house is divided into two dwellings. Because the house is built into a hill, there are different levels with terraces on each level and direct walkout access to each terrace. About 70 meters from the main house there is a newly constructed guesthouse which is perfect for 2-3 persons.
The garden is complete with a large wooden table and barbecue.
The swimming pool is for shared use for up to 10 persons. There are convenient chairs.
• The distance to Orvieto is about 38 km. There is a train station and free parking. A perfect place to go for a visit or to depart to Rome. Florence.
The airport to Rome is 160 km away. Florence or Pisa also have an airport. It is convenient to rent a car at the airport.
• Golf: can be reached by driving for 90 minute(s). Viterbo has a golf corse and on the map in your apartment there are a lot of other suggestions.
• Ski lifts or Runs : can be reached by driving for 45 minute(s). The Monte Amiata is 38 km away. A beautiful ski resort and a very good hiking trail during the summer. There are a lot of hiking trails in a protected nature area around the property .
• Shopping and Dining: can be reached by driving for 30 minute(s). The distance to the shops, medical help, bank or post office, restaurants and bars is about a 35 minute walk.
• The lake Bolsena is 15 km away. The ocean is a one hour drive.
30% of the rent is required to complete the booking (balance due on arrival). A refundable security/damage deposit of 300 is required. If you cancel anytime, all payments are forfeited.

• Housekeeping is provided prior to arrival and after departure. Housekeeping is provided daily during a stay. If a guest leaves the unit as found, a rebate may be provided.
