The rental price includes: Gas, water and electricity. Bedding and linens are changed once a week. If you wish to have additional changes, this can be arranged for an additional fee of 25 Euros per apartment.

The main house has the large kitchen with a table for 8 persons inside. Outside there are several tables. One garden table has room for 16 persons.
1 Single Foam Mattress (sleeps 1). This separate bed is located on the first floor of the main house on the balcony. Can also be used as a sitting area in front of the television. This is a comfortable bench and can be easily turned into a bed.
1 Single Foam Mattress (sleeps 1). This bed is normally used as a bench in the living room in the separate villette and can be also used as a very comfortable third bed.
1 Queen Foam Mattress (sleeps 2). Located on the groundfloor in the mainhouse next to the grand bath room with direct acces to the terrace.
1 King Foam Mattress (sleeps 2) and 1 Single Foam Mattress (sleeps 1). This bedroom is located in 'I Fichi' the separate villetta and gives acces to the livingroom and bathroom. In this villetta is also a 3th bed in the livingroom
1 King or 2 Singles Foam Mattress (sleeps 2). On the first floor there are two beds which can be made as king size on request.
1 King or 2 Singles Foam Mattress (sleeps 2). On the first floor there is a separate bedroom with 2 beds. Easely made into a kingsize bed. Located next to the bathroom and gives acces to the terrace and garden of the first floor. This is because the house is built into a hill.
Bathroom 1 is an en suite and has toilet, bathtub, shower, hair dryer, one basin and bidet.
Bathroom 2 is an en suite and has toilet, shower, hair dryer, one basin and bidet.
Bathroom 3 is an en suite and has toilet, shower, hair dryer, one basin and bidet.
Bathroom 4 is an en suite and has toilet, shower, hair dryer, one basin and bidet.
The view from the terraces are breathtaking as you look out over the pool area and see Mount Amiata in the background over the rolling hills. At the eastern side you have a view of Proceno with its castle. The western terrace is the perfect place to sit and watch the sunset in the evening.
There are no words to explain the feelings and views when you are at the villa. Our guests always say: "It is breathtaking"
• FCO Airport is within a 120 minute(s) drive. From the Rome airports or Pisa or Florence it is easy to rent a car. The owner can help you to find the best.
• Transit: can be reached by driving for 45 minute(s). Type of transit is Train. From Orvieto it is easy to visit the city of Roma and Florence by train. There is a free parking place behind the station. Also a bus goes to Viterbo and Rome once a day from Acquapendente. A time table is in the map.
• Golf: can be reached by driving for 90 minute(s). There are 4 golf course(s) nearby.
• Ski lifts or Runs : can be reached by driving for 45 minute(s). Monte Amita is at a distance of 38 km. A beautiful ski-resort.
• Shopping and Dining: can be reached by walking for 30 minute(s). In the surrounding areas there are alot of restaurants etc. In the apartments you will find a map with all the special things to see, itineraries and opening hours. Markets in the neighbourhood and shops.
• Lake is located within a 20 minute(s) drive.
• Nearby Attractions: The nearest village is a distance of +2 km. A lot of the old Etrusken culture is found in the surrounding area. Other special attractions:Lake Bolsena ,Hot springs, Sculpture garden of Bomarzo,City's; Orvieto, Roma, Siena with the specific Italian culture are a must to be seen. Also little villages protected by Unesco such as Pittilignano, Sorano, cita Muore are near by.
All of the rent is required (60 or more days in advance) to complete the booking. A refundable security/damage deposit of 500 is required. If you cancel anytime, all payments are forfeited.

A booking runs normally from Saturday to Saturday. In case of cancellation, the deposit is not refundable. We hold the right to assume that the rental is not confirmed until the above conditions have been met. After payment is received, a voucher will be issued for the total number of persons requested. The number of persons shall never exceed the permitted number. In case of offense, there will be a surcharge of 300 Euros per week. We also hold the right to deny access to the house or apartment.

• Smoking is allowed.
• Children are allowed and children under 1 years old stay free. A Crib and a High Chair can be provided.
• Check in after 4:00 AM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• Dogs are allowed but must be approved by the Owner. A deposit/fee of € 100 weekly will apply.
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Housekeeping is provided every 7 days during a stay.
• Housekeeping is provided prior to arrival and after departure.
