The villa is built up over top of the olive trees where you will have a lovely view of the sea and the Taiyetos mountains.

• Kalamata Airport is within a 90 minute(s) drive. The airport is only 45 km just outside of Kalamata. The international airport is in Athens only 3 1/2 hours drive.
• Shopping and Dining: can be reached by walking for 5 minute(s). The villa is only a short 10 minute walk to the village of Agios Nikolaos where you will find several restaurants, cafes, tourist shops, three super markets, post office, hospital and pharmacy.
• Ocean is located within a 5 minute(s) walk. Beach gradient is gradual for a short distance. Beach surface is sand and rocks. There is a dock. The nearest beach is a 10 minute walk. There is a lovely restaurant on one end of the beach and a cafe on the other both overlooking the sea. There is also a lovely swimming tavern nestled in the caves in the village of Agios Nikolaos and also a 10 minute walk. This is a favorite local swimming spot with various cliffs to jump from. There is a boat dock in the village as well.
20% of the rent is required to complete the booking (balance due 30 days in advance). A refundable security/damage deposit of 200 is required. If you cancel less than 30 days prior to arrival, there is no refund unless re-rented.

• No smoking is allowed.
• Children are allowed but this unit is not suitable for children under the age of 12.
• Check in after 2:00 PM and check out before 11:00 AM.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Housekeeping is provided every 3 days during a stay.
• Housekeeping is provided prior to arrival and after departure.
