Pretty and cosy countryside house (220 m2) situated on the side of a hill (350 m a.s.l.). Pretty view of Amelia. Peaceful position. The house is surrounded by a property of 2.8 hectares with vineyard and fruit orchard. At the disposal of the guests: garden with lawn, equipped swimming pool (5x12), woods and two floodlit lakes, one of which has a natural spring. Two covered parking spaces. Two rooms are closed off to the guests and are reserved for the owner's use. The caretaker has free access to the property for maintenance. Parking. DISTANCES: 10 km Amelia (all kinds of shops). 5 km Fornole (grocery shops), 30 km the Cascata delle Marmore (waterfall), 35 km Lake Piediluco, 45 km Todi, 60 km Orvieto and Viterbo.
ACCOMMODATION: Gr. fl.: entrance, living room (TV) with fireplace, lounge, dining room, large kitchen (oven, freezer, dishwasher), 1 single bedroom with bathroom with shower, 1 twin bedded room, WC, laundry room (washing machine). 1st fl.: 3 twin bedded rooms, 1 double bedroom with bathroom with bath and access to a terrace (12 m2), 1 bathroom with bath, 1 bathroom with shower. The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
