The lower level apartment is not connected to the upper level and has its own bathroom,kitchen etc.It is accessible down one flight of external steps to the side of the main house.

There are 2 kitchens
one in upper house and one in lower apartment.
Both are equipped with fridge,electric cooker with gas hob and both have microwaves. They are also both fully equipped with pots, pans, cutlery, crockery glassware and bakeware kettle etc.
a)Upstairs kitchen (fully equipped as above)also has electric toaster,large slow cooker, wok, blender,breadmaker and juice squeezer. Small freezer above fridge. (no dishwasher upstairs).

B)Lower apartment fully equipped (as top descripion)also has dishwasher,large freezer (no washing machine ).
Original bread oven dating from 1688 restored.

The house is on the side of Mount Subasio in a small hamlet that dates from medieval times. It overlooks the valley below and the town of Santa Maria degli Angeli is clearly visible also Perugia on a clear day (approx 22 km away). Also views across the fields of olive trees to the nearby convent and church and views up Mount Subasio. A truly tranquil spot steeped in history.
The house dates from medieval times and was believed at one time to be the priest's house for the local community. Built on the side of a hill on three levels. It has been lovingly and tastefully restored to provide all the modern conveniences and a comfortable home.
There is a large and wide ranging selection of books and also CD'S, Videos and DVDs mainly in English that are available for use by guests during their stay.
There are two garden areas, the lower has a patio with garden furniture and barbecue but otherwise open land with olive trees and fruit trees. Sun from mid day and beautiful views down and across the valley and sunsets. The upper garden area is accessible from the road and has the morning sun and views up Mount Subasio. This also has garden furniture. The gardens are not enclosed. In lower garden Swimming pool 12m by 5m open for use in summer months approx mid May to end of September
• PERUGIA Airport is within a 15 minute(s) drive. Approx a 10 min drive to Assisi station or Spello station (intercity train to Rome takes approx 1hr 50 mins or regular service 2hrs- 2hr 30 min depending on time of day.),

• Shopping and Dining: can be reached by walking for 15 minute(s). Nearest shops, pizzeria, restaurant and bar approx a 10 to 15 minute walk

Many shops bars and restaurants within a 2 to 6 km radius towards Assisi or Spello. Ideal area for the food and wine lover spoiled for choice for all types of restaurants pizzerias, enoteca's and cantina's. All price ranges.
• Lake Trasimeno is approx a 1/2 hour drive by car. Several resorts on lake e.g Passignano and Castiglione del Lago for swimming and boating. Regular trips by ferry across the lake to other resorts or to island.
Nearest Seaside resorts is approx a 1 1/2 hour drive .
Two open air public swimming pools open during Italian school holidays both approx 2km from house.(Spello or Assisi.)
25% of the rent is required to complete the booking (balance due 45 days in advance). A refundable security/damage deposit of 300 is required. If you cancel less than 30 days prior to arrival, there is no refund unless re-rented.
Owner accepts payments by: Personal Cheque - Money Order or Cashiers Cheque - Direct Bank Deposit - Cash
If you cancel having paid the 25% deposit this will not be refunded.
Payment can be made in euros or sterling equivalent.
*Please note that the above policies relate to the Owner's portion only.
• No smoking is allowed.
• Children are allowed but this unit is not suitable for persons under the age of 4.
• Check in after 4:00 PM and check out before 10:00 AM.
• Dogs are allowed but must be approved by the Owner.
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
