1 Single Couch (sleeps 1). The house has an interior balcony room (mezzanine) with a day bed which can be used by a sixth person. A child's cot is also available if required.
Bathroom 1 has toilet, shower, hair dryer, one basin and bidet.
The house has spectacular views over the wooded hills and verdant valleys of central Umbria, 'the green heart of Italy', with its olive groves, vineyards and pastel-coloured houses of its tiny hill villages.
• Perugia (San Francesco) Airport is within a 30 minute(s) drive. Assisi rail station is 25 minutes drive from the house. Perugia (San Francesco) airport has four flights a week from London with Ryanair and daily flights to Milan with Alitalia. The airport is half an hour's drive from the house. Other airports include Rome (both Ciampino and Fiumicino), Bologna (Forli), Ancona and Pisa. All are about a two to two and a half hour drive from Assisi. Rome and Ancona airports are linked to Assisi by rail.
• Transit: can be reached by driving for 15 minute(s). Type of transit is Bus. The nearest bus link is 15 minutes away by car. Train services to Rome and Florence and intermediary stations operate from Assisi Station, which is 25 minutes away by car. We recommend visitors rent a car for their stay at our villa in order to enjoy visiting the various attractions in the area.
• Shopping and Dining: can be reached by driving for 10 minute(s). Two recommended restaurants serving typical Umbrian food are a 10-minute drive from the house. There are dozens of other delightful restaurants a little further away. The nearest supermarkets are in Assisi, seven kilometers away.
• Lake is located within a 45 minute(s) drive. Lake Trasimeno with its beaches, pedaloes and ferries out to its islands is 45 minutes away by car. The sea beaches of the Adriatic and Mediterranean coasts are about two hours away.
• Nearby Attractions: Only 15 minutes drive away is medieval Assisi with its quaint small streets, pink-stoned houses and colourful window baskets. Its 13th-century basilica has frescoes by Giotto and other masters. The area also has numerous sites connected with St Francis, the patron saint of the ecological movement.
10% of the rent is required to complete the booking (balance due 7 days in advance). There is no security/damage deposit required. If you cancel less than 7 days prior, there is no refund.

• No smoking is allowed.
• Children are allowed. A Crib and a High Chair can be provided.
• Check in after 2:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Maid Service is provided every 7 days during a stay. If a guest leaves the unit as found, a rebate of negotiable amount may be provided.
• Housekeeping is provided prior to arrival and after departure.
