Guests may check in on 1st day between the hours of 2 p.m. and 7 p.m. Please give notice of an approximate arrival time within this time span (give or take an hour). Check-out on departure day is 10.00 a.m. unless otherwise agreed upon. Heating costs in winter months / daily in euro 6.00.

Although the kitchen is small, it is well equipped as being a cook, the owner gives hands-on Tuscan cooking lessons. Therefore, the kitchen has everything one needs to prepare a geniune Tuscan meal. Those who may be interested in the course can ask for details.
1 Queen Bed.
4 Single/Twin Beds. Downstairs bedroom. Three single beds. One of these singles has another roll out single underneath. Can also put two singles together to make another full size bed if there are two couples. Otherwise it is ideal for a family of 4 or 5.
Bathroom 1 has toilet, shower, hair dryer, one basin and bidet.
The flat offers spectacular views of the enchanting Tuscan countryside. Some guests have said, "It's like looking at a 17th century flemish painting." There are neigbouring hilltop villages sitting on knolls, cypress trees all lined up in rows, patchwork vineyards and silvery olive groves, truly magical. There are 360° views from the balcony off of the masterbedroom as well as gorgeous sunrise views from the bifora window in the masterbedroom and the arch window in the downstairs bedroom. The view from the two living room windows are of the tiled rooftops and the main cobblestone street of the hamlet.
Pool is a short 2 km walk from the unit with a daily fee of 5.00 euro per person. There is a small balcony off of the masterbedroom with a small rod iron dining table and chairs (perfect for 2 but can seat 4). This balcony offers spectacular sunsets and views of the Chianti wine region below. There is a portable a.c. in the living room and fans in the bedrooms. A lovely 2 km trek to this very peaceful and enchanting property. There is also parking for those who do not want to walk down. This wine producing farm also has a winetasting shop in the village where one can purchase their organic wine, honey and olive oil. The American owner who has been living in Tuscany for 26 years is always happy to help guests with information and/or anything they might need to make their Tuscan holiday a truly memorable one.
30% of the rent is required to complete the booking (balance due on arrival). A refundable security/damage deposit of 100 is required. If you cancel anytime, payments are refunded if the unit is re-rented.
Owner accepts payments by: Money Order or Cashiers Cheque - Cash
30% deposit in the form of a Western Union money order or non transferible bank cashiers check in euro. The balance to be paid upon arrival in euro cash or non transferible cashiers check in euro payable to owner.
