Beautiful villa (250 m2) on three levels situated in the middle of the Tuscia Romana, on the top of a small hill (470 m a.s.l.) in a residential area on the outskirts of Manziana (Rome). The accommodation, set inside a property 3 hectares, is surrounded by a lawn, a well-kept garden and is partially fenced-in. Beautiful view of the garden and the surrounding woods. Absolute peace and quiet. The other portion of villa is inhabited by the owner. The garden is equipped with lounge cots and hammocks and the portico bordering the kitchen and living room is equipped for pleasant outdoor dining. The portico in front of the entrance is equipped by a large and functional barbecue. Car park inside the property under the portico in front of the entrance. Access to the accommodation by means of 200 m of dirt track road in excellent condition. In the garden of the accommodation, suspended between two trees, a small habitation has been built for the delight of children and can offer 2 sleeping space for those who want to live in complete contact with nature and to be woken up by the birds' songs. A fenced-in equipped area for animals (pen of approx. 30 m2) is available for the guests.
DISTANCES: 2 km Manziana (all kinds of shops and offices). 6 km the Lake of Bracciano, 12 km Barbarano with its Etruscan necropolis, 17 km Cerveteri one of the most famous Etruscan sites, 30 km Tarquinia, 45 km Rome (can also be easily reached by a train that leaves every 30 minutes from the Manziana station), 22 km the beach of S. Severa (Tyrrhenian sea).
ACCOMMODATION: 1st level (in front of the lower part of the garden): large tavern with fireplace, living room with divan bed (140 cm), dining area, with direct access from an open ramp of stairs that leads to the garden; kitchenette, 1 bathroom with shower (with extractor fan). 2nd level (ground floor auto access): portico (25 m2) with barbecue, entrance, large (67 m2) living dining room with fireplace and access to another portico (40 m2) equipped for outdoor dining. Kitchen (oven, dishwasher, fireplace) with access to the portico, 1 twin bedded room with balcony, 1 bathroom with shower.
3rd level (first floor): 1 double bedroom, 1 twin bedded room, 1 bathroom with bath. Comfortable and cosy furniture.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
