Beautiful villa on the shore of Lake Braccino, set within a large and pleasant garden of approx. 2500 m2 that reaches as far as the riverbank (private wooden wharf). Ideal position for taking trips to Rome and the nearby Etruscan area. Peaceful position. View of the garden and as far as the lake. In the middle of the garden is an equipped swimming pool (6x12) with 2 gazebos. Covered parking.
DISTANCES: 3 km Bracciano (all kinds of shops, railway station), 17 km Cerveteri (Etruscan necropolis), 20 km the sea (sandy beaches), 30 km Rome (can be reached by train), 50 km Viterbo.
ACCOMMODATION: (300 m2) Large living room with fireplace and direct access to the garden, lounge/library (TV) with double divan bed (150 cm), dining room, kitchen with fireplace (oven, freezer with ice-maker, dishwasher, wood burning oven, microwave), 1 double bedroom with access to the outside and with bathroom with shower, WC. 1st fl.: lounge with terrace, 2 double bedrooms one of which with access to the terrace, 1 bathroom with shower. 2nd fl. (small tower): 1 bathroom with jacuzzi bath.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
