Price Include: Swimming pool (closed during the cooler season), bedding, towels, weekly & final cleaning, electric energy up to 20 KW/week, water, gas wood for barbecue, parking, 2 bykes, washing machine, internet ADSL, Heating by wood. Weekly cleaning of the pool.
Price not included: Electric energy above 20 KW/week: 0,50 euro/KW, gas heating: 7€/day, or metered by the counter (7 euro/MC).

1 King or 2 Singles Bed (sleeps 2) and 1 Double Pull Out (sleeps 2). The cottage is an open space room with a bed area closing by heavy curtains, and a comfortable sofa double bed.
Bathroom 1 is an en suite and has toilet, shower, hair dryer, one basin and bidet.
The cottage is just a few steps away from the lake.
Warning to whom is allergic the animals: two very friendly and polite dogs live in the property.
The owners live in the same property. Both the houses do not look at each other and are independent both overlooking the lake. The swimming pool is for exclusive use by the guests. The garden is in common. The owners are available for suggestions and help.
• Fiumicino Airport is within a 45 minute(s) drive. By car: Take highway A14 direction Civitavecchia. Exit Cerveteri and follow the direction Bracciano.
From Ciampino airport (1 hour drive): direction Rome, ring road. Exit SS2 bis Cassia Veientana. Exit Lake Bracciano, Trevignano, Bracciano.
By shuttle: train to Stazione Ostiense, take the local train FM3 direction Viterbo. Tot.time 1hour 30 mins.
By private car from the gate to the Cottage: 45 minutes for 60 €.
• Transit: can be reached by walking for 10 minute(s). Type of transit is Train. The local train departs every 30 mins to Rome with many stops as St.Peter Basilica, Trastevere area, Ostiense area, .... It gets the city in about 45 minutes. The ticket costs 2.10 € (one way) or 6 € round trip included the public transports in Rome.
• Golf: can be reached by driving for 30 minute(s). There are more than 10 golf course(s) nearby.
• Shopping and Dining: can be reached by walking for 5 minute(s). The cottage lies a few minutes walk both from the lake's shore (beaches, restaurants) and from the centre village with shopping centre (bars, restaurants, supermarkets, pharmacy, postal office, train station).
• Lake is located within a 5 minute(s) walk. Beach gradient is gradual for a short distance. Beach surface is coarse sand. A boat drive you on the lake with stop by the village of Bracciano, Anguillara and Trevignano. The tour takes about 1 hour. Beach Equipment: Canoe, Rentals Nearby, Row Boat, Sailboat and Windsurfer.
• Nearby Attractions: Historic Aircraft Museum, Gardens of San Liberato (by Russel Page), Castle of Bracciano (where Tom Cruise got married).
20% of the rent is required to complete the booking (balance due on arrival). A refundable security/damage deposit of 200 is required. If you cancel anytime, payments are refunded if the unit is re-rented. Owner accepts payments by: Money Order or Cashiers Cheque - Direct Bank Deposit - Cash - Email Money Transfer - Western Union

• Smoking is allowed.
• Children are allowed. A Crib and a High Chair can be provided.
• Check in after 3:00 PM and check out before 10:00 AM.
• Dogs are allowed but must be approved by the Owner. A deposit of 100 will apply.
• Guests are asked to be quiet between the times of 12:00 PM and 8:00 AM.
• Maid Service is provided every 7 days during a stay. An optional Daily Maid Service is available for the following fee of 30.
• Housekeeping is provided prior to arrival and after departure.
