Kitchen has view of the pool. It is a full kitchen with everything that you will need; service for 12, formal china, linens & napkins. Has electric frying pan. Formal dining room, informal breakfast dining nook & breakfast island bar.
1 King Bed. Sliding glass doors from the bedroom to the pool. Crib available and may be placed in any bedroom.
2 Queen Hide-A-Bed/Sofa Beds (sleeps 4). Living room has 2 queen size sleeper sofas.

1 King Bed. Both Master Bedrooms have sliding glass doors to the pool area. This is especially nice if the adults wish to swim/use the spa quietly in the evening when the children are sleeping.
2 Single Beds (sleeps 2) and 2 Single Cots (sleeps 2). Two twin beds & roll-away (full size)also crib available. The roll-aways may be placed in any of the rooms.
Bathroom 1 has toilet, bathtub, shower, hair dryer and two basins.
Bathroom 2 has toilet, shower, hair dryer and one basin.
Cathedral ceilings and a "great room" with a wall of windows overlooking the pool, spa and waterfront. There is a breakfast dining nook overlooking the pool and water. Morning coffee/lunch & evening dinner may be eaten on the screened lanai, facing the pool and water. The pool faces west, so you see the wonderful sunsets.
All linens are provided, including beach towels.
Solar and/or electric heated pool faces west for wonderful sunsets. The pool may be heated up to 104 degrees if required. Heating cost is included in rent. Screened lanai and lounging chairs. Outdoor table and chairs, grill, pool noodles and toys. 10,000 lb. electric boatlift and dock attached to the property. 5-seat pedal boat for free usage. You may rent & have a boat dropped off for your use at your own dock. Vaulted ceilings and spacious accommodations. Area of upscale waterfront homes. Nintendo in the unit (please bring your games!). Every room has a ceiling fan. Outdoor dining table/chairs & lounge features. Portable crib to use on outside patio, high chair & crib, bicycles (with infant carrier seat & tricycle, umbrella child stroller.

• Beach is located within a 10 minute(s) drive. Beach gradient is gradual for a short distance. Beach surface is fine sand. There is a dock. Gulf-access canal, 25 minutes to Sanibel Island, 25 minutes. to Fort Myers Beach. Beach available in Cape Coral within short driving distance. Fourth best shelling beach in the world located at Sanibel Island, a twenty-five minute driving distance. The villa is located in the prestigious Southwest section of Cape Coral, FL. near Aqualinda & Beach Parkway.
A refundable security/damage deposit of 300 is required. If you cancel less than 90 days prior, there is no refund unless the unit is re-rented.

Damage deposit of $300.00 plus 30% of the base rental rate is due at the time of the reservation (may be done on a credit card). We send a confirmation, directions, rental agreement (with full information) and receipt for the deposit payment. Final payment due 90 days in advance of arrival.

• No smoking is allowed.
• Children are allowed. A Crib and a Play Pen can be provided.
• Check in after 4:00 PM and check out before 10:00 AM.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
• Pool heat is included in rates.
