Ancient farm estate which dates back to the mid 19th century and which has been transformed into a luxurious country residence set amid 13 ha of grounds which border onto the Roccamomfina Nature Park. The owners produce on their estate an excellent olive oil and one of the best wines of Southern Italy. The villa is situated on the side of a hill (400 m a.s.l.) which faces west over the enchanting bay of Gaeta, to the north the plains crossed by the river Garigliano and dominated by the ancient Abbey of Montecassino and, to the east, the mountain range of the Abruzzi Apennines. Peaceful position. Private garden with swimming-pool (12x6) (15/5-2/10). Parking. DISTANCES: 1 km S. Carlo (food shops), 6 km S. Clemente (various shops), 25 km Formia and Baia Domizia (public beaches and beaches where you can hire deck-chairs etc). About an hour s drive away you can reach interesting places such as Gaeta and on a day trip reach Caserta, Naples and the Amalfi coast.
ACCOMMODATION: Gr. fl.: living/dining room with fireplace and upright piano, lounge (TV) with access to the outside, living room/library that overlooks the swimming-pool and the garden with pergola and large table, small WC, kitchen (dishwasher, washing machine) with barbecue built into the brickwork.
Mezzanine gr. fl.: 1 large double bedroom (abt. 40 m2) where attention has been paid to detail and with a recess area where the double bed is, day area with comfortable divans, a study/reading corner and 1 bathroom with bath and shower. 1st fl.: 1 twin bedded room with fireplace and bathroom with bath, carpeted flooring, 1 double bedroom with bathroom with bath and carpeted flooring, 1 large twin bedded room with single divan bed and bathroom with bath. The price includes 2 hours/day cleaning help. A few metres away from the villa, but in a completely independent setting, separated by a hedge, is the caretakers house and who look after the property, the garden and the swimming-pool. The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
