Large renovated farmhouse (260 m2) with beautiful views of Poggio Sammavilla, an ancient 7th Sabine settlement dating back to the 7th century B.C., the surrounding hills and the Tevere valley. The property is set in a hillside position (200 m a.s.l.) in a small rural complex made up of an outbuilding, an annexe as well as the villa. Ideal location for visiting both Umbria and Lazio. Peaceful position. The house is set on the edge of a 15-ha property and is surrounded by a lawn with olive trees where you will also find a swimming pool (9x18) with jacuzzi. A panoramic terrace in front of the accommodation is equipped for pleasant outdoor dining. A secondary road that is not very transited passes behind the house. In the area it is possible to purchase DOP olive oil. Parking. DISTANCES: 5 km from Collevecchio (food shops and offices of all kinds), 50 km Rome (can easily be reached in 30 minutes also by a train from the Stimigliano station) and the Bolsena and Bracciano lakes, 60 km Viterbo, 65 km Orvieto, 90 km Tarquinia (Etruscan city) and 100 km Assisi.
ACCOMMODATION: (Villa) Gr. fl.: spacious living room (satellite TV) with fireplace and dining area, kitchen with fireplace (oven, freezer, dishwasher, microwave) and direct access to garden under a pergola, pantry (washing machine), 1 bedroom with small double bed (140 cm) and direct exit to the garden, 1 bathroom with hip bath, 1 simple bedroom with 1 single bed and with direct access also from outside. 1st fl.: 1 double bedroom (satellite TV with plasma screen) with lobby (air conditioning), 1 bathroom with bath and access also from the external staircase, 1 double bedroom, 1 twin bedded room, 1 bathroom with shower.
Outbuilding (30 m2): one-room apartment with 2 beds, dining area/kitchenette with small fridge, 1 bathroom with shower. All of the rooms in the outbuilding have air conditioning. Cosy furniture. Central heating. Baby-bed available (Euro 50/week/each).. Microwave.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
