Our villa has seperate a.c. units in all bedrooms These units run virtualy without sound since the compressors are on the roof. This also affords you the ability to set your own temperatures since each unit is seperately controlled. (The beds can be put together to make a king size bed)

The view is of a lovely tropical garden with coconut trees, banana trees and Bouganvilla
through out the entire garden. You can pick your breakfast from our fruit trees when they are in season. The entire property is walled to ensure total privacy.
This villa has full air conditioning and fans in all rooms. There is a patio off the dining room with a view of the pool and tropical gardens. There is a terrace overlooking the gardens as well. In the back of the house there is a rinse tank and drying station for scuba gear. Cozumel offers fantastic scub diving, snorkeling, Mayan ruin tours, biking, bird watching, beautiful beaches, para sailing, submarine rides, and cenote swimming. All close To Casa Tina
• Golf: can be reached by driving for 20 minute(s). Cozumel has just opened a new world class golf course. It is a 20 minute drive away.
• Shopping and Dining: can be reached by driving for 5 minute(s). Downtown is approximately 5 minutes by car of 15 minutes walking distance. There is a store similar to Wal-Mart that carries everything you will need from food to clothing just minutes from the house. In town there are wonderful restaurants and great shops, just a twenty minute stroll from the unit. Some of the best restaurants on the island are just blocks from the unit, which is centrally located so that you are close to all the island has to offer.
• There is a short three minute walk to the ocean. The ocean is just four blocks from the unit. The waters are calm with a wonderful turquoise color.
50% of the rent is required to complete the booking (balance due 45 days in advance). A refundable security/damage deposit of 300 is required. If you cancel anytime, payments are refunded if the unit is re-rented.
Cancellation Policy
Payment is nonrefundable unless villa is rented for
the same days as your cancellation. Or a two month notice must be given for a rebookiing. There is a one hundred dollar rebooking fee and new dates must be completed within six months from the date of original booking

• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Housekeeping is provided daily during a stay.
