Real Estate Agents say that the three most important aspects affecting property values are location, location and location. In this case this Villa must be nearly priceless. The villa backs directly onto a beautiful natural waterway, it has a 100ft long seawall and boatslip. The other side of the waterway is protected Florida wetland which has been designated as a bird and animal reserve. The abundant fish life (snapper, bass and trout have all been caught from the seawall) attracts a number of birds. Herons (both white and blue), cormorants and kingfishers all fish in the waterway. Shoals of mullet come in with every tide, manatee visit regularly and occasionally dolphins come to feed. The screen room (or lalai) overlooks the waterway and guests can expect to spend much of their time here enjoying beauty of the waterway and its bird life.

• Tampa Airport is within a 60 minute(s) drive.
• Golf: can be reached by walking for 5 minute(s). There are 1 golf course(s) nearby. Only a few hundred yards away is the Internationally known Plantation Inn Golf Course. There are many other first class courses within a few miles drive including the World Woods courses. My own favorite The Dunes at Seville is around 20 minutes drive.
• Shopping and Dining: can be reached by walking for 20 minute(s). A short drive into the city of Crystal River brings you to the extensive shopping opportunities. There are the normal chain restaurants plus a number of owner operated restaurants. Everything from burgers to fish, fresh from the Gulf. Information on local restaurants is included in the Guest Information folder in the Villa.
• The unit is River front. The Villa backs onto a natural spring-fed waterway which leads 600ft away into the fabulous Kings Bay. Kings Bay is the home to the largest herd of manatee in USA (perhaps the World). We provide a large canoe for the exclusive use of our guests which is ideal for searching for manatee. From Kings Bay to the Gulf is only 7 miles via the Crystal River. There are plenty of places to rent boats, also there is a huge variety of guided sight-seeing or fishing tours available at reasonable rates. There include sunrise or sunset tours and any number of fishing excursions from fly-fishing, inshore or offshore. There is a very pleasant family beach at the end of Fort Island Trail. This runs very close to the Villa and leads directly to the beach with no intersections or stop lights. Hence the beach is just 10 minutes comfortable drive through beautiful natural scenery.

300 of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 200 is required. If you cancel less than 30 days prior to arrival, there is no refund.

A security fee of $200 is required at the time of Final Payment - this will be returned within 28 days of the end of the letting period subject to there being no damage, loss or breakage. Cancellation charges:- More than 2 months prior to arrival date ......... full deposit 1 to 2 months prior to arrival date .............. 50% total cost Less than 1 month prior to arrival date........... 100% total cost In all cases the security fee will be refunded.

• No smoking is allowed.
• Children are allowed. A Crib can be provided.
• Check in after 4:00 PM and check out before 10:00 AM.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
