The villa is located in a beautiful secluded gated community of just 35 luxury villas surrounded by orange groves. The spectacular SOUTH-FACING PRIVATE POOL AREA has extra-large 14' x 28' heated pool and unusually large deck area. There's plenty of high quality pool furniture provided for you to relax around the pool. With it's southwest exposure and open space behind, you get all day sun on the pool, unobstructed sunset views and plenty of privacy. Since Orlando villas don't have fences between the homes, and most back onto other homes, the rear neighbours could be in their pool just a few feet away from you. You feel like you're on display and this environment doesn't let you enjoy the sun and pool in privacy. Probably less than 10% of all villas in Orlando have the combination of southwest pool exposure and no rear neighbours and it makes a huge difference to your enjoyment of the villa. Our villa is one of the few that can offer this advantage.

Payments and Policies

Payment Details

300 of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 300 is required.
Owner accepts payments by: Visa - Master Card - PayPal - Money Order or Cashiers Cheque
Cancellation Policy: Should you cancel after the deposit is paid but before the balance is paid, your deposit is forfeited. If you pay the balance earlier than the due date and have to cancel before the due date then we will refund the balance amount (not including the booking deposit). Once the full balance of your holiday is paid, and your arrival date is less than eight weeks away then 100% of the cost is forfeited (you will of course get your Damage Deposit back) if you cancel, and you must recover the loss from your travel insurance if possible. Note: Rates as posted already reflect a 10% discount currently being offered and rates shown are based on a one week stay. Nightly rate for stays less than one week are higher.

Policies

• No smoking is allowed.
• Children are allowed. A High Chair and a Play Pen can be provided with a deposit/fee of: Free.
• Check in after 4:00 PM and check out before 10:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
• Optional pool heat is available for $25 per day and/or $140 per week. A minimum of 3 days of heat is required. For stays longer than 7 nights pool heat is prorated using weekly rate.
