Special Conditions

A cleaning fee of $106.40, ($95.00 plus 12% tax), will be charged for all stays of less than 7 nights.

There is a 3% fee for payment via Paypal and there is a $15 fee for wire transfers. There are no extra charges for payment by check and account deposits, however we cannot accept these payment methods for short notice stays.

Games Room with 8ft slate bed pool table, Foosball and electronic darts. Ceiling fans in Family room, Master and 2nd bedrooms. Private heated pool overlooking a lovely lake and grassed areas. No properties in front! Pool furniture includes cushioned chairs and recliners and tables. Crib and crib linen provided at no extra charge. Iron and board in separate laundry room. PS2 console and a selection of games are supplied. Electronic door entry. Piped music to all rooms and the pool terrace. Our Disney vacation home is situated in the delightful community of The Palms with excellent communal facilities including clubhouse, tennis courts, swimming pool, basketball, and a children’s' play area. Only 6 miles from Disney and close to Orlando, Kissimmee, and all the major attractions yet set in a charming location for when you just want to relax. The ideal holiday destination!

Distances

• Orlando International airport is approx. 35 minutes drive away and Sanford is less than one hour.
• Golf: can be reached by walking for 20 minute(s). There are numerous golf courses in the area which include Championship courses. The nearest golf course is within a 5 minute drive.
• Shopping and Dining: can be reached by driving for 20 minute(s). There is a brand new Publix supermarket only a couple of minutes drive away however most guests rent a vehicle so they can access the wide variety of shops and restaurants throughout the area.
• The property overlooks a small lake. There are a few much larger lakes in the area including the 400 acre Lake Davenport which can be reached in less than 5 minutes and which has a fishing pier and boat dock so is ideal for those that enjoy fishing and water sports. The Gulf and East Coast beaches can be reached in an hour.

Payments and Policies

Payment Details

20% of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 300 is required. If you cancel anytime, payments (less a variable percentage depending on the timing) are refunded.

A Security/Damage Deposit of $300 is required and this will be returned within 10 days of your departure in the event there are no damages. Cancellation: Refunds made will incur the following deductions: 8 weeks prior: 20%; 6 weeks prior: 40%; 4 weeks prior: 60%; 2 weeks prior 80%; 1 week prior 100%.

Policies

• No smoking is allowed.
• Children are allowed. A Crib and a High Chair can be provided with a deposit/fee of: None-Supplied Free of Charge.
• Check in after 4:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
• Optional pool heat is available for $28 per day and/or $196 per week. For stays longer than 7 nights pool heat is prorated using weekly rate.
