Last minute bookings are accepted if made no later than 3 days before arrival if unit is still vacant. 25% of the rent is required to complete the booking and the balance to be paid at Check-in. There is no security/damage deposit required.

The large kitchen has a gas-hob stove, microwave, fridge, fully equipped with enough plates and knives & forks etc for your guests, too, and table & chairs for breakfast/dining.
There is also a selection of teas & coffee, and welcoming bottle of local wine - make sure you let us know if you prefer red or white!
1 Queen Bed (sleeps 2). The 'Desert Room' is decorated, with unique furniture. Some pieces restored, and others designed by local artist. There are 2 windows with great views of the surrounding countryside. There is a set of drawers, and hanging facilities for clothes.
1 Queen Bed (sleeps 2). 'Baccus' Room': decorated with the God of wine in mind, with wardrobe, drawers and side-tables. The views (2 windows) are unspoiled.
1 King or 2 Singles Bed (sleeps 2). The 'Blue Room' has 2 single, cast-iron beds, and an large restored wardrobe. There is one window, again with a great view.
Bathroom 1 has toilet, shower, hair dryer, one basin and bidet.
Bathroom 2 has toilet, bathtub, one basin and bidet.
The villa is situated on its own hill, in the middle of a valley. Unimpaired views are 360'. Truly stunning.
The villa is also an 'Arthouse', offering lessons in:
Italian - by a qualified teacher. (Feedback so far is excellent!)
Art (painting, collage, decopage and more) - by a young artist (graduate of L'Accademia delle Belle Arte di Napoli).
If you are interested in any of these, it's best to enquire as soon as possible to ensure availability of tutors.
We also have a small library (international books), electric piano, 2 bicycles, and a childrens pool (4x4m) that can be erected on request.
• Falconara (Ancona) Airport is within a 30 minute(s) drive. RyanAir, Alitalia, etc.
• Golf: can be reached by driving for 25 minute(s). There are 1 golf course(s) nearby.
• Ski lifts or Runs : can be reached by driving for 60 minute(s). Sassotetto, 9 pistes, 9 lifts (1 chair, 8 surface). Mostly for beginner to intermediate skiers, though some pistes do cater for experienced skiers
• Shopping and Dining: can be reached by driving for 10 minute(s). 5 mins to Appignano & 7 mins to Filottrano (local medieval villages). 12 mins to an excellent vineyard, Villa Forano, owned by a local Count. You can ask for an informal tour of the ancient establishment at any time, and taste their renowned wines (Rosso Piceno DOC., Colli Maceratesi DOC.). There are many others in the area as well, you only have to choose.
Restaurants & trattoria are easily found throughout the local countryside. Each boasting their own local traditional foods.

The payment policy is flexible and can be worked out with the owner. There is no security/damage deposit required. If you cancel anytime, payments are refunded if the unit is re-rented.

Booking is confirmed on receipt of 25% deposit of overall price. The remainder to be paid at Check-in.

• No smoking is allowed.
• Children are allowed.
• Check in after 2:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• An optional Daily Maid Service is available for the following fee of 35 euro.
• Housekeeping is provided prior to arrival and after departure.
