Pleasant, cosy holiday house surrounded by olive and oak trees situated on a hill at the back of the Tuscan coast and only 25 km east of the important seaside resorts of Castiglione della Pescaia and Follonica. Particularly peaceful position with broad views of the countryside. The house is surrounded by a large garden and land with olive, oak and cork trees, a large equipped and covered terrace, a second sun-drenched terrace and 10 m away is a convenient summer kitchen equipped with a pizza oven, barbecue and countertop. It is possible to go for beautiful walks. Access to the property along 300 m of dirt track road. It is possible to book the accommodation for 2 sleeping spaces under the name SUGHERETO 2. Parking. DISTANCES: 1.3 km the town of Caldana (supermarket, bank, etc), 5 km Gavorrano Scalo (food shops) , 11 km Vetulonia (Etruscan necropolis), 25 km Follonica and Castiglione della Pescaia (large sandy beaches with equipped bathing establishments and free access areas), 27 km the historic city of Massa Marittima.
ACCOMMODATION: (75 m2) Mezzanine gr. fl.: entrance/living room with double sofa bed, 1 double bedroom (air conditioning, TV), 1 bathroom with shower. From the entrance/living room, going down a flight of stairs, you access the basement level where a large country-style living room with fireplace (satellite TV, hi-fi) has been created with a large dining table, a very nice built-in kitchen counter (oven, dishwasher), WC, storage room (washing machine, small freezer). Comfortable furniture. Central heating. Baby-bed available.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
