Portion of a splendid noble villa built in 1930 and an annexe distant approx. 120 m in a large farm estate of 20 ha with olive trees and vineyards. Pretty views of the hills of the Lazio region. Peaceful position. Shared: park with tall trees, lawn (approx. 1,000 m2) and large swimming pool (14x7, 2,20 m deep) (18/5-5/10) with outdoor shower. A part of the villa is inhabited by the caretaker, who has free access for the up keep of the park, the garden and the swimming pool, and occasionally by the owners. You can purchase wine and olive oil produces from the owner. Parking. Simple furniture. Baby-bed availableCentral heating. DISTANCES: 1 km all kinds of shops, 5 km Genzano, 7 km Albano, 15 km the park of Castelli Romani (archaeological ruins) and the lakes of Nemi and Castelgandolfo, 30 km Rome (which can be reached by train from the Campoleone station, distant 3 km), 45 km the Tyrrhenian Sea.
ACCOMMODATION: In the villa (300 m2) gr. fl.: living room (TV) with fireplace and leading onto a terrace (100 m2), dining room, kitchen/dining area (oven, freezer, dishwasher, washing machine), 1 bathroom with shower, WC, lumber room. 1st fl.: 1 double bedroom, 3 twin bedded rooms one of which has a movable 3rd bed, 1 bathroom with bath.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
