Hampton Lakes of Davenport is a premier 448 home community conveniently located on US 27, in Polk County (just North of I4 and South of US 192). The community is nestled among oak tree line streets and boasts over 600 Palm trees which, adourn our wonderful community. Community and communal facilities include a large swimming pool, two Children’s play areas, a volleyball court, two tennis courts and two basketball courts. Access to all Orlando’s world famous attractions could not be easier, it only takes around 10 minutes by car to reach Walt Disney World. Our executive villa is located in Hampton Lakes and has been professionally interior designed and furnished to a very high standard. The family room has a 50 inch TV with full cable, Netflix.. Secure Wifi and telephone calls free throughout the USA, Canada and Puerto . The kitchen has brand new appliances: fridge - freezer with filtered water and ice, cooker; microwave, dishwasher, food disposer, iron and ironing board. Kitchen units have plenty of glasses, tableware, pots and pans and cutlery. The property is fully air-conditioned or heated and has ceiling fans in the main living areas and master bedrooms. The pool is 28 ft X 14 ft on an extended deck area with patio furniture, the pool with optional heating if necessary at $25 a day. Villa has a Hot Tub and No Charge Using the Heated Hot Tub. Master Suite 1 with King size bed, Master Suite 2 with a Queen size bed, Bedroom 3 with Queen Size bed and Bedroom 4 with Two Twin Size beds. Bathrooms: Ensuite to King Suite with two separate vanity Unit, full garden tub and extra large shower. Ensuite to Queen Size bedroom Master Suite with single vanity unit, with extra large shower. Third bathroom with single vanity unit, full bath and shower. Kitchen: Included in the kitchen is electric cooker, microwave, fridge - freezer with filtered water and ice, dishwasher, electric kettle, coffee maker, toaster, glasses, chinawear, pots and pans,...Full load kitchen. Dinning table with 6 chairs Utility Room: Washing Machine and dryer in separate Laundry Room, iron and ironing board, drying rack and fire extinguisher. Formal family room and dinning room with dining table,six dining chairs with chandelier.Additional three seat and two seat sofas and love chair and central coffee table with two end tables. Cleaning - towels: Two sets of white bed linen for each bed, linen is changed by guests during stay if is necessary. Plenty of white towels and tea towels for for kitchen. Villa is thoroughly cleaned prior to each new guests arrival. If required a cleaner during the stay ,can be arranged at extra cost. Games Room: Pool Table, foozeball Table, Ping pong table, pool and beach toys and beach supplies as beach chairs, umbrella,...For extra cost.

Booking Deposit

The booking is confirmed with a deposit of 30 percent of the rent. Long Term Stay booking is confirmed with a deposit that is 30 percent of the rent.

Payment Balance

Balance of payment is due 60 days prior to arrival.

Pool Heat Policy & Fees

A fee is charged for pool heat if is required. Fee of 35.00 USD a day will be added to rental rate .A guest must request this optional service.

The quiet time is from 10:00 PM To 09:00 AM in respect for everyone around.

Smoking Policy

Smoking is allowed ONLY outside of the property.

Children Policies

Children of all ages are welcome. Children under the age of 14 must be supervised at the pool/hot tub.

Cancellation Policy

Cancellation 61 or more days prior to arrival, all payments are refunded.

Cleaning on Departure

A fee is charged for Departure Cleaning of $ 200.00 USD for stays for regular rental and $300 for long term rental. When long term rental it’s booked ,the guests get one complimentary(free) cleaning every 2 weeks.

Parking

Parking is free.

Cleaning During Stay

For long term rental as 1,2 or 3 months rental mid-stay cleaning it’s mandatory for the stay and it is complimentary for the guests,so you don’t have to pay. Full cleaning service will be complete and all supplies will be refilled. On mid-stay cleaning the house keeper won’t do the guests laundry she will do only laundry that are belong to the villa.

Security or Damage Deposit

A refundable security/damage deposit of 800.00 USD is due before arriving. Long term rentals may be subject to a larger deposit ,depending on the length of the stay. Security deposit it will be refunded the same way that had been received in maximum 3 days from departure.

Group & Min. Age Policies

There are group or minimum age requirements maximum of 6 adults and 2 children and the person that request the villa will be responsible for the rest of the guests and must be 25 years old. We have very strict policy and we don’t allowed to rent the villa for party. The villa it’s family oriented and exclusive for vacation.

Linen

Good quality linen are provided with the villa, one set on the bed and one in the closet as spare set. All beds have 4 pillows ,2 pillow for each person and we have plenty of quality towels as well pool towels.
