Registration Process
Step 1
Registration Form
Enter contact and property location information. Valid email address and phone number required and you set your password.
Step 2 Add Unit Details/Photos You immediately start adding your rental listing details, rates, availability, policies and photos. It will take about 60 minutes to complete the on-line forms. Details now will save you valuable time later. A maximum of twelve photos can be showcased with a minimum of three interior photos. Photos must be supplied in JPG format.
Step 3
Proof New Web Page

When your new web page is built, it will be proofed and then activated by Owner Direct staff. Guests will not be able to view your web page until it is activated (usually 2-3 days after completion)

Step 4
Owner Direct Activation

After we activate your listing, you ensure that ALL the details in the description, the rates, availability calendar and photos are correct. You can update your listing, create a new listing, update your availability, view guest information, see page views and more, by returning to your Owner Record. You must ensure your availability calendar is ALWAYS accurate.

Step 5
Notice of Match
After we complete and screen a guest's booking request for your unit, we email you a "Notice of Match". You contact the guest and confirm the details of check-in, keys, payment, etc. There is a 24 hour grace period that allows you and your guest to be comfortable with the match details before proceeding further. See fee details collected from guest below.

Fees ... Only for Performance
  • No Up-Front Fees: Register your vacation property FREE... No fees until you get a booking! It's a WIN WIN relationship right from the start.
  • 10% Matching Fee: On every confirmed booking we obtain for you, we collect from the Guest, 10% of the total rental plus a tax on this 10% portion. The remaining 90% is paid directly to you by the guest. See this (Sample Calculation) All amounts including taxes, are documented for you in a 'Notice of Match'.
  • Annual Fee: (per Owner only) NO annual fee is charged if you don't receive at least 2 or more bookings per our fiscal year. If and only if you receive 2 or more bookings in our fiscal year (starting Jun 1st - May 31), we collect a $100 annual fee on your second booking directly from the Guest. The annual fee IF charged is per owner, NOT per unit and covers the cost of setting up and maintaining your unit page, data, photos, ongoing liaison, web development, band width, and management tools.

Control of Your Rates and Availability
  • Charge either a flat rate or variable rate.
  • Increase or decrease your rates at any time by editing the Rates Calendar.
  • This interactive website can only produce results for you if your availability and rates are always current. Owner Direct bookings are automatically recorded on your availability calendar. You must add all other bookings. To help you maintain accurate information we have made several options available to Property Managers:
    - If you have multiple units, an Availability Data transfer can be set up with your current reservation software.
    - You can use our calendars free of charge on your own website.

    - If you currently use an availability calendars from another source, we can usually link that to Owner Direct so that you only have one to update.
    - If you maintain your availability on a computer or website, we can usually arrange a daily automatic update.
  • Use the Owner Direct.com Availability Calendar or Quick Block/Release Calendar to manage availability. If you have more than one unit, use the Multi-Unit Calendar.

Definitions
  • Unit: vacation home, house, condo, cottage, duplex, B&B room, cabin, hotel room, flat, etc.
    Sorry, we do not accept "Time Share" units.
  • Resort: commonly known name of the resort, city or town where the unit is situated. Some examples: - beach community such as Lahaina, Maui, HI;
    - city such as Orlando, Florida;
    - ski resort such as Whistler, British Columbia;
    - lake area such as Lake Tahoe.
  • Complex: the building in which the unit is located with 5 or more units, shared amenities and a building name. Some examples:
    - condo … condominium, apartment building, or townhouse development
    - walled/gated community
    - lodge … mountain lodge … ski lodge
  • Notice of Match is a detailed notification of a prospective booking. It includes:
    -contact information for the guest
    -arrival and departure dates
    -breakdown of the total payment (dates, rates, taxes)
    -payment and cancellation policies.
    On receipt of the 'Notice of Match' you immediately contact the guest. You are responsible for all further aspects of the booking (screening, commitments, confirmation, payments, unit access, directions).
    Our job is complete. We are not involved in any details of the booking.
  • 24 Hour Grace Period: Before committing to a booking, communicate with your guest. If you are uncomfortable with the booking request, call us to discuss your options. If the Match is cancelled within the 24 hour grace period, the Guest is NOT charged the 10% Matching Fee.
