25% discount for 7 day rental is not deducted into quotes, it only gets deducted once you actually make the booking. 2 night Rock Bottom specials do not include cleaning of unit or use of the hot tub; but the hot tub can be rented separately if the renter chooses.

Discounts like weekly rental discount and last minute rentals, cannot be combined.

Wheelchair accessibility is through front door by moving wooden walk onto top step.

1 Queen Bed (sleeps 2). Room has two large windows, nice queen with headboard, matching dresser w/mirror and two night tables; also contains A/c unit and ceiling fan above bed. Large closet with custom wood shelving. ironing board and iron in this room. 1 Double Lower Bunk Bed (sleeps 2) and 1 Twin Upper Bunk Bed (sleeps 1). Bedroom with large window, bunk bed with double on bottom and twin up top, also medium sized closet with shelving kit; this room also operates as the office with large desk with hutch, internet modem, printer, small nightstand and desk lamp. Both mattresses are futon style. 1 Queen Bed (sleeps 2). Downstairs bedroom master with queen and headboard, large dresser with mirror & matching nightstand. 40" basement full vent window that's brand new. 2 Double Lower Bunk Beds (sleeps 4) and 2 Twin Upper Bunk Beds (sleeps 2). This large bedroom contains two bunk beds with twin mattresses up top and doubles on the bottom. it has a dresser and a very large closet with a small metal desk. 40" full vent window. Its kind of set up as a kids room primarily, but can sleep 4 friends easily. Please do not allow anyone over 150pds on the top bunk or allow children to use bunks as a jungle gym; damage will likely occur that will be charged back. 1 Double Hide-A-Bed/Sofa Bed (sleeps 2). Sofa bed in upper living room is quite comfortable, linens in coffee table chest, there are good blinds in this area so it can be made quite dark, put your early risers in this room, and deer will often be grazing out on the front lawn by morning. 1 Queen or 2 Singles Couch (sleeps 2). The sectional couch downstairs can easily sleep two children, there are extra beddings on site.

Bathroom 1 has toilet, bathtub, shower, hair dryer and one basin.

The yard is beautiful, one of the few flat lots in Invermere, flat enough to play games so bring your badminton set and a volleyball. Mountain peaks can be viewed from any angle in yard, however there are many mature trees with give a ton of privacy, you'll feel like you are in a secluded setting. The house is a short walk from downtown and the beach, but far enough away that there's little traffic or people noise, even jet ski noise is eliminated, you'll sleep great. 50% of the rent is required to complete the booking (balance due 30 days in advance). A refundable security/damage deposit of 500 is required. If you cancel less than 45 days prior, payments are refunded if re-rented.
Owner accepts payments by: Visa - Master Card - PayPal - Money Order or Cashiers Cheque - Direct Bank Deposit - Email Money Transfer - Western Union
Credit card payments & bank transfers are easy through PayPal, please allow 5 business days for confirmation of payments through any method, including Money orders, Cashiers check, email money transfer. If interested in booking for less than a minimum stay, please contact Owner Direct to check the schedule to see if its feasible, a small additional charge would most likely be applied. If damages or excessive uncleanliness occurs, these are charged against deposit or invoiced back to renter. Cleaning for rock bottom specials is based on the number of beds used, as opposed to the number of people, its roughly $30 per twin and $60 per double bed used; therefore if all 9 beds are used, the cleaning charge is $270 dollars. Hot tub is included in rentals except for rock bottom specials & last minute deals, the additional charge is an additional $100, which is the cleaning fee.

• No smoking is allowed.
• Children are allowed. A Crib, High Chair and a Play Pen can be provided with a deposit/fee of: $50 set up fee.
• Check in after 5:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• Guests are asked to be quiet between the times of 10:00 PM and 8:00 AM.
• An optional Daily Maid Service is available for the following fee of 60.
• Housekeeping is provided prior to arrival and after departure.
• Pool heat is included in rates.
