There is much to like about this house, it is big, airy. Cathedral Ceilings in the main living area extend to the dining room, kitchen, master bedroom & outside to the massive back lanai. Full kitchen with all the bells & whistles, ice & cold water in the door, disposal. Even an electronic "piano" actually can reproduce many instruments. Formal dining room, comfortable micro fibre sofa. Another dining table on the back lanai with a futon as well. Front lanai & private yard, on an acre of property -- go for a walk! The house is designed so you can go from one area to next for a change of pace!

2nd bedroom is part of a 2 room suite. 3rd bedroom joins the second and exits the back lanai This is the back lanai with its own picnic table and sofa. Private gated front yard of house Guests wall in the back and watch the turkeys. The property extends past the green way way to the back!

Bed Summary
Master Bedroom
1 Queen Bed (sleeps 2). Massive master bedroom with separate master bathroom. The bathroom has glass tiled shower which is separate from toilet and a separate whirlpool tub. Massive walk-in closet and double sink vanity with whole wall mirror.

1 Queen Bed (sleeps 2). 2nd bedroom with it's own closet and storage cabinet for unpacking.

1 Twin Futon Bed (sleeps 1). The futon is on the back lanai, generally a blanket will suffice our temperatures are usually very mild.
Living Room
1 Twin Roll Away (sleeps 1). A roll away bed can easily fit in the living room or the master bedroom for that extra person. These need to be requested and are on a first come first serve basis. We have two available for all three units. There is a sofa that is sleepable in the living room as an alternative.

View
There is some view of the ocean from the property. The back lanai is well situated to see the ocean. The property itself is one acre and you can walk to a slightly higher slope and see more views of the water. More significant is that the property itself is well manicured and you are right outside the green grass of a big private front yard. Or you can go out and explore the other yards of the property that extend way back from the house. Birds are very active and numerous. Many plants abound, some like bananas and when in season can be picked and eaten. We have unusual plants like coffee trees which many people have not seen before and if you are there during September thru February you are likely to see the red coffee berries (called cherry) on them. Late toward sunset flocks of turkeys will gather and then fly up to the tree branches to sleep.

Payments and Policies
Payment Details
All of the rent is required (60 or more days in advance) to complete the booking. A refundable security/damage deposit (equal to one night's rent) is required. If you cancel less than 60 days prior, there is no refund unless the unit is re-rented.
Owner accepts payments by: Personal Cheque (Available for guests booking 30 or more days prior to arrival) - Visa - Master Card - American Express - PayPal - Money Order or Cashiers Cheque - Discover Card
If your total amount is over $500 and you will be arriving in over 60 days, then you qualify to pay for your vacation rental in two payments and this is how that works: (1) The first payment (also called the Initial or Hold or Booking Deposit) is at least $500 (you can pay more if you prefer) and it is due As Soon As Possible to secure your space and the dates you want to stay; (2) The second payment is the balance and that payment is due before 60 days of your arrival date. We will refund all but $50 if you give written notice 60 days before your booking starts, otherwise we refund only for what we can re-book. The Damage Deposit ($185) is fully refunded if there is a cancellation; after you leave if you have not left an unusual mess or done damages (about 1 in 15 people we need this for) we refund back to you within a week. ****For bookings longer than 60 days you keep paid TWO MONTHS AHEAD until you are two months away from departure, then no more funds are due.****

Policies
• No smoking is allowed.
• Children are allowed. A Crib and a High Chair can be provided.
• Check in after 3:00 PM and check out before 12:00 PM. Check in/out times may be flexible upon request.
• A maximum of 2 Dogs are allowed under 40lbs (14kg) in size but must be approved by the Owner.
• Guests are asked to be quiet between the times of 9:00 PM and 7:00 AM.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
