Pretty stone-built farmhouse (110 m2) which has been completely remodelled located in the typical Umbrian countryside. The house is situated in the immediate vicinity of the delightful Guardea hamlet (400 m a.s.l). Pretty view of the river Tevere valley and of Lake Alviano, 8 km away. About 120 m from the house passes a road which leads into the town. Garden (approx. 300 m2) with lawn, olive trees and fruit trees and, shared with the owner s family, an equipped swimming pool (8x16). About 15 m away there is a second farmhouse, which is lived in by the owner's family who uses the house. Possibility of purchasing wine and oil products from the owner. Parking. DISTANCES: 500 m all kinds of shops. 20 km Orvieto, 40 Viterbo, 50 km Lake Bolsena, 70 km Perugia, 90 km Assisi and Rome.
ACCOMMODATION: Gr. fl.: spacious living/dining room (TV) with fireplace and double divan bed, kitchen (oven, freezer, dishwasher), 2 double bedrooms, 1 twin bedded room, 1 bathroom with bath, 1 bathroom with shower (washing machine). Equipped porch (15 m2). Comfortable furniture. Central heating. Baby-bed available.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
