Former farmhouse (230 m2) that has been completely renovated and transformed into a cosy country residence, situated on the top of a hill (500 m a.s.l.) that descends towards the Bolsena Lake in a property of 3 hectares. The villa is located in the immediate vicinity of Gradoli and is situated near the border between Lazio, Umbria and Tuscany. Good location for getting to know three of the most important regions in central Italy. From the residence you can enjoy a very beautiful view of the entire Bolsena Lake only 5 km away (possibility of bathing, free and equipped beaches). Peaceful position. The accommodation is surrounded by a lawn where there is a panoramic swimming pool (6x12) (can be heated) with roman stairs and accessorised with a covered panoramic terrace (20 m2) equipped with changing room, shower and table for relaxing outdoor dining. Access to the house long 40 m of dirt track road in excellent condition. It is possible to purchase local products (wine, lentils of Onano, red garlic of Proceno, fish and eel from the lake). Parking. DISTANCES: 1.5 km Gradioli (shops, supermarket and all kinds of offices) . 15 km Sovana and Pitigliano, 35 km Orvieto, 50 km the cities of Viterbo, Pienza and the Etruscan Tarquinia, 135 km Rome by following along the panoramic and mythic via Cassia.
ACCOMMODATION: 1st level: billiards' room with game table, room with table-tennis. 2nd level (which you access by means of both an internal staircase and an external staircase with small covered loggia): living room with fireplace and two accesses onto an external patio, kitchen (oven, freezer)/dining room (TV) with fireplace and direct access to the garden, WC. Independent suite (with access only from outside): 1 small kitchenette, 1 double bedroom, 1 bathroom with shower. 1st fl.: 1 double bedroom with bathroom with private shower and access onto terrace, 1 twin bedded room, 1 bedroom with small double bed (120 cm), 1 bathroom with shower. Cosy furniture in part period pieces. There are two rooms that are locked and not used in the accommodation. Central heating.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
