The property, set on the top of a hill, enjoys a fine position overlooking its very own vineyard and the surrounding countryside.
The villa is nestled amongst the undulating hills of the Sabina region of the Lathium and is surrounded by gentle olive groves and wide sloping fields of vines. Offering a panorama vista that leads over and beyond the lower Tiber Valley, the estate is situated in a very convenient position which is perfect for sightseeing in Lathium, Umbria and Tuscany. The main A1 motorway is a few kilometres away offering easy access to the principal sites of interest in central Italy.
Unit 37847 and 32312 are side by side. Each villa is independent and private and can give hospitality up to 8 people. It is also possible, opening a gate in the garden, to connect the two villas and transform them in one single villa for a big group of friends (up to 16 persons).
• Rome Fiumicino International Airport is at 90 kms (50M) from the Villa.
Civita Castellana-Magliano Sabina train station is at 15 kms (10M) from the Villa.
• Golf: can be reached by driving for 45 minute(s). At 41kms (25M) from the villa you can find “ Le Querce Golf Club “, one of the flagship courses of the Italian Golf Federation.
• Shopping and Dining: can be reached by walking for 5 minute(s). A good restaurant, a pizzeria and a small supermarket are within walking distances.
30% of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 250 is required. If you cancel less than 45 days prior, payments (less 50) are refunded if re-rented.

• Children are allowed. A Crib and a High Chair can be provided.
• Check in after 4:00 PM and check out before 10:00 AM.

• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Maid Service is provided every 7 days during a stay.
• Housekeeping is provided prior to arrival and after departure.
