Guests may arrive on any day of the week.
Our house is "off the grid". All electricity is from solar power with back-up generator. Water for washing and bathing is collected on the roof top and stored in a cistern below the house. Renters should respect this condition by conserving water usage, turn off lights and fans when not in that area of the house.
From time to time our caretaker may need to enter the house to inspect the water supply, turn on the generator, or direct water to our rooftop storage area.

Solar power limits use of electric blenders, toasters, hot plates etc. Use of these appliances can do serious damage to the power system!
1 Queen Bed (sleeps 2). 16'X16' bedroom with ceiling fan has sliding door access to upstairs terrace with view of the Caribbean. Louvered mahogany doors to closet open to clothes hanger on one side, shelving on the other. A small wall safe in the closet allows storage of keys, wallet, documents.
1 Single Futon Bed (sleeps 1) and 1 Single Air Mattress (sleeps 1). The air mattress is a 'blow-up' floor mattress.
Bathroom 1 has toilet, shower and one basin.
Three sliding glass doors offer full view of the Caribbean less than 50 feet away.
There is limited grocery shopping available in Mahahual. Most people stop along the way to load up. There are a couple of stores in Playa del Carmen, but not that easy to exit/re-enter.
A good alternative is San Francisco market at the entrance to the town of Tulum. It will be on your right at the first traffic light as you enter town.
In addition, the town of Pedros Santos (just south of the Mahahual exit along Hwy 307) has a well-stocked meat market, a bakery restocked daily, and several road side stands selling pineapples, oranges, and a variety of in-season vegetables.
50% of the rent is required to complete the booking (balance due 30 days in advance). There is no security/damage deposit required. If you cancel less than 30 days prior to arrival, there is no refund.

- No smoking is allowed.
- Children are allowed.
- Check in after 4:00 PM and check out before 11:00 PM. Check in/out times may be flexible upon request.
- No pets allowed (Except for Service Animals).
- There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
- Maid Service is provided every 5 days during a stay.
- Housekeeping is provided prior to arrival and after departure.
