We understand our home is not suitable for everyone. If you prefer a temperature controlled environment, daily housekeeping, this is not your house. No heat drawing appliances allowed. Hair Dryers and Coffee Makers, Toasters and Microwaves deplete the system, and can DESTROY it leaving you without cooling fans or power, and us with an expensive system to replace. The French Press makes great coffee, you can charge your laptop just fine. Your hair will dry just fine in the sun! I promise.

| Parking Provided: 3 Outdoor. House has a long driveway with a mangrove buffer from the road. Between the exterior lights and our caretaker the chances of anything happening to your vehicle is minimum. We still suggest leaving no valuables in the car. |

Our kitchen contains no heat drawing appliances. We provide a french press which is an easy and delicious way to enjoy coffee. We store sugar, artificial creamer and ground coffee in our freezer for your arrival. Everything from measuring spoons and cups to cereal bowls, shot glasses and coffee mugs. Two frying pans, tea kettle and small and large boiling pot. We even provide an ice chest should you choose to never leave the outdoor palapa porch hammock.
The propane stove needs to be lit with provided matches, and operates just like a gas stove.
Please do not bring your own heat drawing appliances.(yes, some people have tried that) They will deplete the power and damage the solar system.
1 Queen Bed (sleeps 2). Master Bedroom located on 2nd floor and accessed by and exterior staircase. Perfect for two couples sharing the house. . Our beds are more comfortable than most found in Mexico. Incredible views to the ocean, windows on all four sides, spacious unfurnished patio attached. A beautiful place for starlit nights and spectacular sunrises. Attached bathroom is small, with open air shower and works beautifully.
Lots of space to store your things on both bathroom shelving and small freestanding wardrobe.
Equipped with a floor fan that fits perfectly on the headboard, if you choose, a strong ocean breeze can be brought in through the window to keep you cool all night. Also supply Bed fans---ask for details
1 Double Bed (sleeps 2). This bedroom, accessed off the living room has it's own private bathroom in the back. With open air wardrobe you have plenty of room to hang your clothing, and our large book shelves also act as a great place to store your other things. Windows on 2 sides, if it is warm, a large standing fan will get that sea breeze right into your room for comfort all night.
1 Single Couch (sleeps 1). Our built in couches do not have a corner table like many homes in the Yucatan which means both couches, which meet in the corner offer plenty of room for sleeping. They are also deeper than normal, probably equalling the width of a single bed. Two children could easily sleep here. (adventurous adults also!)
1 Double Bed (sleeps 2). We also have an outdoor lounging bed upstairs---it is a double bed which has been weatherproofed and can be brought in if children want to sleep in the same master bedroom as parents. Otherwise, it's a great place to tan, read or catch the views upstairs!
Bathroom 1 has toilet, shower and one basin.
Bathroom 2 has toilet, shower and one basin.
Water is visible from every room except downstairs bedroom and bathroom.

Smoking outside only. Outdoor shower but please conserve water, our most precious commodity. NO Hair dryers, irons, waffle irons, microwaves, toasters, toaster ovens, coffee makers etc. No heat producing appliances PLEASE. These will destroy our solar system and your vacation! Home has exterior staircase to Master bedroom upstairs, keep that in mind if you are traveling with small children who who may prefer to be closer to you downstairs.
Bring Insect repellent! When the breeze is going you're fine. When it stops or you leave the beach, you will want it. Never a problem inside.
Daily housekeeping is not provided, however there are plenty of towels and sheets that you do NOT have to wash. Beach cleaned daily for you.
50% of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 150 is required. If you cancel less than 60 days prior, there is no refund.

Trip insurance is cheaper than you think and highly recommended June-November.
Cancellations within 60 days will be rescheduled, no refunds within 60 days.
Persons over 4 please add 15.00 per night.

- Smoking is allowed.
- Children are allowed.
- Check in after 2:00 PM and check out before 11:00 AM. Check in/out times may be flexible upon request.
- A maximum of 2 Dogs and/or Cats are allowed, up to and over 75lbs (34kg) but must be approved by the Owner. A deposit of 50.00 non refundable for extra cleaning will apply. A fee of 10 dollars per night per dog/5 per cat. will apply.
- There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
- Maid Service is provided every 3 days during a stay.
- Housekeeping is provided prior to arrival and after departure.
