This is a nice open kitchen with 2 door fridge with ice maker and water filter. Some snacks layed out such as popcorn and condiments and frozen foods in freezer. Coffee, teas, and other little surprises await your arrival. There are many cabinets and extra space available for your own food. The kitchen table sits 4 persons with a bar/island adjacent to it that has 3 back supported bar stools. The dining area is next to the French door leading to the outside deck. Some of the cabinets are stocked with nice place mats, napkins, paper towels, dish soap, dish towels, and garbage bags for your vacation convenience. The window view to the outside is an extra bonus for enjoying the country life. Complimentary snacks and condiments included such as popcorn, frozen dinner, sugar, coffee, teas, flour, and seasonings.

Bed Summary

Bedroom

1 Queen Bed. This bedroom has a Sante Fe New Mexico feel with the Native American art and reading lamp. The bed has a slightly firmer mattress than the master bedroom. The closet is the same as the master bedroom's. This room also has ceiling fan and dimmer lights.

Family Room

1 Queen Futon Bed. This futon is so comfortable to sleep or sit on. It is the most expensive one on the market equipped with springs and all. You should get a good nights sleep on this unlike the sleepless nights spent on a couch bed!

Master Bedroom

1 Queen Bed. Comfortable semi firm mattress with 4 big soft pillows. There is a nice size closet that has dividers and shelves. There is also a reading lamp, ceiling fan, and dimmer lights. The bathroom with the whirlpool jacuzzi tub is also part of the master suite.

Bathrooms

Bathroom 1 has toilet, bathtub w/ jets, shower, hair dryer and one basin.
Bathroom 2 has toilet, bathtub, shower and one basin.

View

From the back deck you look out to a landscaped area of wooded property. Looking out the front window to the north you can see the cleanest cows and horses in Texas. From the south window you can see birds and sometimes rabbits and Owls. The river is approximately 500 feet from the house and can be viewed from the banks and along the last two levels.

• Golf: can be reached by driving for 20 minute(s). Quail creek country club (open to public), Aquarena springs, and Southwest Golf Range are all less than 10 minutes away. Plum Creek in Kyle: 15 miles. Lee's Par 3 in New Braunfels: 20 miles.
• Shopping and Dining: can be reached by driving for 20 minute(s). Shops (antique and privately owned) in Martindale- less than 5 minutes from the property. San Marcos Tanger outlet mall- 10 miles. Cabella's in Buda- 20 miles. Dining off Hwy 80 - 5 minutes from property. Lots of great variety also in San Marcos- 7-10 miles.
• Beach gradient is gradual for a short distance. Beach surface is large pebbles. Canyon lake is approx 25 miles. Lake Austin is approx. 50 miles. The closest ocean is 200+ miles. The river is on the property. This is a river front beach and caution must be exercised in swimming or any other water sports.

Payments and Policies

Payment Details

The payment policy is flexible and can be worked out with the owner. A refundable security/damage deposit of 350 is required. If you cancel 15 or more days prior to arrival, payments (less 250) are refunded.
Owner accepts payments by: Personal Cheque - Money Order or Cashiers Cheque - Cash
We would like you to secure the reservation by paying deposit with a check for 1/2 the amount of rent a.s.a.p. or 6 weeks prior unless availability is sooner. Deposit is required for weekly rentals & refundable if all looks o.k. after check out. Guests should leave house as they found it or can pay additional $75.00 for cleaning service.

Policies

• No smoking is allowed.
• Children are allowed.
• Check in after 3:00 PM and check out before 12:00 PM.
• Dogs and Cats are allowed. A fee of 15.00/pet/day + 75.00 deposit will apply.
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• An optional Daily Maid Service is available for the following fee of 75.
• Housekeeping is provided prior to arrival and after departure.
