The Feel of Provence Just Minutes from the Sea

This is a charming studio apartment (25 sq/m) attached to a lovely old French Bourgeois house entirely modernized on the inside. There is a main room with a new bed, closet, bookcase and dining table, a small kitchen and a separate shower room with a washer. The sunny garden is calm, quiet and rural but is just minutes by foot to shops, buses and the beach. You can sit in the garden, sit at an outdoor table and listen to the birds or go into the town for a more lively day and night. The owners are at hand to offer advice and assistance.

• Parking Provided: 1 Outdoor. There is one slot for a car in an outdoor parking arrangement next to the house. It is a niche surrounded on three sides but without a roof. The space is now available for this apartment only.

The kitchen is small but fully functional. There is a four top stove and full oven and all things needed to prepare simple meals. It is easy to make individual cups of coffee and tea. There are tables to sit at in the garden and in the main room.

1 Single Bed (sleeps 1) and 1 Single Foam Mattress (sleeps 1). The main room has a single bed . For a second person a clic clac bed can be arranged in the main room. People usually book in couples and find their stay very comfortable.

The garden has an orange and lemon tree and an old rare grape vine of "framboise" grapes which ripen in Autumn. Your view is of the garden and surrounding cottages. The garden has a table and chairs for sitting to eat or read the paper and listen to the birds....a very tranquil spot.

• Nice International Airport is within a 15 minute(s) drive. There are at least two buses that run to and from the airport or there is taxi service. The bus is one euro and the taxi is about 20 euros.
• Transit: can be reached by walking for 5 minute(s). Type of transit is Bus. The bus/tram system in Nice and to the nearby towns is one euro or more for a transfer to some villages. This includes a trip to Monte Carlo. The velo bleu bike system makes riding a bike affordable and practical for Nice and there are drop off destinations throughout the town. the train is about 8 bus stops away as an alternate transport and to go to the border town of Ventimiglia Italy which is highly recommended for Friday, market day.
• Golf: can be reached by driving for 30 minute(s). There are 2 golf course(s) nearby.
• Ski lifts or Runs : can be reached by driving for 45 minute(s). Many ski stations for the Alpes are within driving distance. The mountains are also full of great trails for hikers
• Shopping and Dining: can be reached by walking for 10 minute(s). The closest shop for food is 10 minutes on foot but more shopping choices can be found near the middle of town about 25 minutes walk along the sea. There are small food shops and restaurants within a 10 minutes walk of the apartment. There is a tabac and bank and pharmacies within 10 minutes walk as well. With a car, the center of Nice is reachable in 15 minutes.
• Beach is located within a 5 minute(s) walk. Beach gradient is gradual for a short distance. Beach surface is large pebbles. There are public beaches along all of Nice and we furnish mats, a parasol and beach towels for our clients. If you want a lounge chair and access to a meal, you can pay to stay at the private beaches for a day or half a day fee. At lunch and dinner most of the private beaches serve simple dishes and wine. It makes a nice change to eat at the sea. Beach accessories are available to buy at the foot of the street in case there is something special you want.
• Nearby Attractions: There are endless attractions in the way of dining, museums, galleries and night life. The resorts of Cannes, Antibes, Menton, Eze and Monte Carlo are accessible by bus. There are single track trains into the mountain towns and Nice old town itself is full of fascinating shops, lively stalls of flowers and local produce and a variety of restaurants. Ferrys go daily to Corsica from the port of Nice. A trip to Ventimiglia or San REmo, Italy, on market day is a popular destination.
Payments and Policies
Payment Details
2 nights rent is required to complete the booking (balance due on arrival - cash or traveler check). A refundable security/damage deposit (amount to be discussed with the owner) is required. If you cancel anytime, all payments are forfeited.
Owner accepts payments by: PayPal - Cash
We require a 2 nights deposit with paypal to secure the booking. We do not ask you to pay for your entire stay in advance of your arrival. When you leave, your security/cleaning deposit ( paypal entry) will be refunded if the apt is deemed in good order. In case of cancellation, your paypal deposit will be forfeited. We will collect a cash payment for your entire stay payable the day you arrive.

Policies
• No smoking is allowed.
• Children are allowed but this unit is not suitable for persons under the age of 8.
• Check in after 10:00 AM and check out before 10:00 AM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay.
• Housekeeping is provided prior to arrival and after departure.
