Beautiful countryside villa in the centre of a 30-ha property rich in olive trees and situated on an upland plain with broad views of the countryside. Peaceful position. The villa is surrounded by a large equipped lawn of 3 ha where you will also find some children's games and the beautiful swimming pool (12x6). It is possible to go for pleasant walks. Near the access to the villa is a small football field. The caretakers of the villa live in a small apartment on the ground floor in a completely secluded position and with private outdoor area. Parking. DISTANCES: 1.5 km food shop, 5 km Palombara Sabina (all kinds of shops), 22 km Tivoli with the historic Villa Adriana, 30 km from the centre of Rome, 45 km Colli Albani, the lakes of Albano and Nemi, Castelgandolfo (summer residence of the Pope).
ACCOMMODATION: Gr. fl.: billiards' room, rooms not inhabited (laundry room). 1st fl.: large and sunny living room (satellite TV) with fireplace and access to the terrace (30 m2) equipped for outdoor dining and, by means of a spiral staircase you go down to the billiards' room, dinning room, kitchen (oven, freezer, dishwasher) with fireplace, WC (washbasin). 2nd fl.: 1 double bedroom with bathroom with bath, 1 double bedroom with bathroom with shower, 2 twin bedded rooms, 1 bathroom with shower. Small internal lift available. Possibility of one extra sleeping space for children in bunk beds that is located the lift room (to be requested at the time of booking and to be paid for directly on the spot). The house is characterised by the presence of small split levels between one room and another. Comfortable furniture. Central heating. Baby-bed available.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
