Beautiful countryside villa made up of 4 apartments as well as a 5th one reserved for the owner, situated just 30 km from Rome. The house enjoys a broad and relaxing view of the surrounding hills. Peaceful position. The villa is surrounded by a well kept up, spacious green outdoor area with lawns and gardens and equipped with a swimming pool (13x6), 2 showers (warm water), a beautiful regulation size tennis court and bowls pitch all shared with the very kind family of the owners, who live on the ground floor. The tennis court can be used free of charge during the day with a simple booking, while at night it costs 8 Euro/hour for the lighting of the court. Reserved parking space for each apartment. Extra services: the owner is available to pick up the guests who arrive by train at the Fara Sabina station (cost of 10 Euro roundtrip) and those who arrive by plane at the Fiumicino airport (cost of 103 Euro). 2 bikes and 1 baby bed and shared laundry room (washing machine) are available free of charge. Comfortable furniture. Central heating. DISTANCES: 30 km Rome, 40 km from the city's historic centre which can be easily reached also by train (the Underground station of Fara Sabina is only 3 km away, Fara-Sabina-Fiumicino airport L. da Vinci, with departures from and for Rome every 15 minutes). The numerous important tourist and cultural localities are easily reachable, among which Tivoli (Villa Adriana and Villa d'Este), the very nearby Benedictine monastery of Farfa, the Colli Albani area with its renowned towns of Genzano, Albano, Marino, Castel Gandolfo (summer residence of the Pope) and the picturesque lakes of Nemi and Albano. Fregene, the noted coastal tourist destination with both free and equipped beaches (sun umbrellas, deck chairs, etc), can be reached in about an hour and fifteen minutes by car.
ACCOMMODATION: (55 m2) 1st fl.: living/dining room (TV) with kitchen corner and access onto a private equipped terrace, 2 double bedrooms one of which has a 3rd bed and with access onto the terrace, 1 bathroom with shower.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
