This is a rustic apartment, decorated using antique furniture, beautiful soft lighting, muted colours and handmade materials for a unique experience. It's ideal for creating that perfect meal and intimate dining, or for curling up on the sofa with a good book or to watch a DVD. One can sit on the garden terrace, covered in honeysuckle and passion flower for dining al-fresco or by candle light. Guests may enjoy the stunning views of the woodland and hills with their olive groves and vineyards where shepherds tend their flocks. Ours is the perfect location for exploring both Umbria and Tuscany.

    • The studio room has a kitchenette with gas cooking hobs, small convection oven with grill and microwave. The is a full set of utensils, cooking equipment, china and glassware. Condiments will be included as well as olive oil, a bottle of wine and napkins (serviettes). A picnic basket is also provided.

    Bedroom
    1 King or 2 Singles Foam Mattress (sleeps 2). The bedroom has a king size antique bed, or 2 single beds, with fine quality mattresses for a good nights rest, 2 bedside tables with storage, 2 bedside lamps and an area for hanging clothes. A set of finest linens is provided. The walls are exposed stone for that cosy, rustic atmosphere. The nights in Umbria are rarely uncomfortable, therefore there is no need for air conditioning.
    Living Room
    This beautiful double height living room, with its magnificent chandelier, offers a fully equipped kitchenette, for creating that perfect meal. There is a dining area, with antique table and charis for enjoying intimate meals with soft lighting. The dining area overlooks the stunning view of rolling hills, with olive groves and vineyards where shepherds tend their sheep. For relaxing, after a wonderful day of sightseeing, there's a comfortable sofa with coffee table, perfect for just curling up or to watch a DVD. There are several additional tables for writing and a DVD player.

    Bathroom 1 is an en suite and has toilet, shower, hair dryer and one basin.

    The views of the surrounding countryside are beautiful. From the garden one can see the ruins of 4 Medieval castles and the rolling hills and woodland.

    Located in a hamlet surrounded by hills with olive groves and vineyards, where shepherds tend their sheep. Within minutes from our door, wild boar roam the woods at night, yet we are only 8 minutes from the local town and 1/2 hour from the bustling town of Perugia. The walks one may take from our village are beautiful, suitable for both those who wish a quiet stroll or for something more energetic. In the autumn and winter one can enjoy the richness of harvest time and join in if one wishes. This is an area noted for its fine olive oil, cheeses, wine and meats, where one can purchase local produce fresh from the friendly farmers, who love nothing better than a chat. There are a selection of lovely restaurant within easy reach one of which is renowned for its gourmet food in a romantic setting.

    • Perugia Airport is within a 45 minute(s) drive. Ryanair now fly from London Stansted directly to Perugia's St Egidio airport, which is used by only a few small airlines, so hopefully no long delays for luggage.
    • Golf: can be reached by driving for 30 minute(s). There are 2 golf course(s) nearby.
    • Shopping and Dining: can be reached by driving for 10 minute(s). Tavernelle our nearest shopping area is only 8 minutes away by car, where one can find banks, bars, cafes, the post office and restaurants as well as a local market. Fifteen minutes away is one of Italy's finest restaurants, a top a hill, overlooking Lago Trasimeno, yet the price is not expensive. Most small villages have a place to dine and larger towns like Perugia abound in a selection of restaurants. There are also many fine shops in all price ranges. Deruta is world renowned for its hand-crafted majolica ware and other towns and villages have a selection of hand made goods.
    Payments and Policies
    Payment Details
    50% of the rent is required to complete the booking (balance due 90 days in advance). A refundable security/damage deposit of 150 is required. If you cancel anytime, payments (less a variable percentage depending on the timing) are refunded.
    Owner accepts payments by: Money Order or Cashiers Cheque - Direct Bank Deposit - Cash
    The final payment is actually due 8 weeks before arrival.

    Policies
    • No smoking is allowed.
    • No children are allowed under 6 years old.
    • Check in after 2:00 PM and check out before 10:00 AM. Check in/out times may be flexible upon request.
    • No pets allowed (Except for Service Animals).
    • There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
    • Maid Service is provided every 7 days during a stay.
    • Housekeeping is provided prior to arrival and after departure.
