Villa immersed in the Mediterranean vegetation of the Argentario, one of the most exclusive seaside resorts on the Tuscan coast. Located in the most panoramic part of the promontory, the villa overlooks the sea (150 m as the crow flies) above the small island, Argentarola. Peaceful position. Direct view of the sea with the cliffs of Argentarola in the forefront and the outline of the Giglio Island in the background. The villa is surrounded by 2,000 m2 of garden (barbecue) mostly consisting of Mediterranean shrubbery. Washing machine in the broiler room. It is possible to go for beautiful walks along the "panoramic" street that follows along side the sea around almost the entire Argentario promontory. You can access the sea (rocky shoreline) by means of a walkway that winds through the vegetation for approx. 400 m. Parking in side the property for more than 2 cars. DISTANCES: 6 km Porto S.Stefano (all kinds of shops and offices, equipped beaches, embarkation for Giglio and Giannutri islands), 11 km the beautiful sandy beaches of the Feniglia and Giannella, 21 km the ancient cities of Cosa Ansedonia and the ruins of the "Tagliata Etrusca" (historic work for reclaiming the area), 22 km Porto Ercole (one of the most popular tourist ports in central Italy).
ACCOMMODATION: (150 m2) Gr. fl.: panoramic terrace (80 m2) that runs along the entire main facade of the villa with beautiful view of the sea, living room (satellite TV) with fireplace and armchair bed. Direct access to the panoramic terrace. Mezzanine gr. fl.: dining room that looks onto the living room, kitchen (freezer, dishwasher) with direct access to the garden. Going up a few stairs you access the sleeping quarters with 2 double bedrooms, 1 twin bedded room (the latter and 1 of the double bedrooms face a shared panoramic terrace), 1 bathroom with bath, 1 bathroom with shower. Central heating.
Outbuilding (40 m2): kitchen/dining room, very small living room with fireplace and armchair bed, 1 double bedroom, 1 bathroom with shower. Heating with electric heaters and fireplace.
The villa has reasonably comfortable furnishings, while the outbuilding has simple and basic furnishings.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
