This is a brand new (2007) two story oceanfront home with 215 sq.mt. (approx.2200 sq.ft.), of living area and in addition, a walled in private rooftop sundeck. The house has 3 bedrooms, 2-1/2 baths, living, dining, kitchen, an outside storage room, and a downstairs oceanfront sitting porch and patio.
The sea in front of the house is an environmentally protected aquatic national park.
As a guest you can dock and use a personal motorized boat, you may fish to your heart´s content. The Palancar reef, just offshore, not only insures calm waters, inside the cove, but is also home to many varieties of tropical fish making conditions just right for swimming and snorkeling all year round.
Sugar sand beaches, and clear blue green turquoise waters await you. The house is located just 20 minutes from Cancun International Airport, and situated midway between Cancun , and Playa del Carmen. The property affords easy access to everything Cancun and The Rivera Maya have to offer.
This casa can provide an onsite cook, that specializes in authentic Mexican cuisine. the extra cost is $300 per week. The guests provide the ingredients, and the cook will prepare, serve, and cleanup, up to two meals per day. One meal will be breakfast. If interested in the cooking package, please make arrangements during booking.

20% of the rent is required to complete the booking (balance due 60 days in advance). A refundable security/damage deposit of 200 is required. If you cancel less than 60 days prior, there is no refund.

• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• Maid Service is provided every 7 days during a stay.
• Housekeeping is provided prior to arrival and after departure.
