    Expansive views of the entire Bay of Banderas. You can see Los Arcos to the south and the lights of Puerto Vallarta to the north. It is a most impressive view, with the sounds of the waves filling the condo! We have seen whales - both Humpback and Orcas - Manta rays, sting rays, pencil fish, sea turtles, pelicans fishing - all from the terrace!

    Each bedroom and living area have new air conditioners. There is a BBQ grill by the pool that may be used for a $4.00 cleaning charge. Located on Punta Negra Beach - approx. 3 miles south of Old Town Vallarta on the road to Mismaloya Beach - where the mountains meet the ocean. It is customary in Mexico to tip the maid on cleaning days. This is, of course up to the level of service. The typical maid in Mexico makes about 38 US dollars a week in salary. The customary tip is 5 US dollars.

    • Airport: Located within a 30 minute(s) drive.
    • Golf: can be reached by driving for 45 minute(s). There are 5 great courses in PV. Our front office staff would be happy to help you.
    • Shopping and Dining: can be reached by driving for 45 minute(s). You may enjoy fine or casual dining and shopping via public bus or taxi within a 10 minute drive of the condo and many shops very close to the condo. The road is narrow and we do not recommend walking although it is possible. The unit is 3 miles from the heart of Old Town Vallarta which has 100''s of restaurants and stores. There are a few restaurants a bit closer but the majority are in town.
    • Beach gradient is gradual for a short distance. Beach surface is sand and rocks. The condo is truly Ocean Front with the unit facing straight onto the ocean. Our beach changes from fine sand to river rock depending upon the tides. The water is almost always swimable. If the beach is rocky, the swimming area is still sandy. There is a sandy beach 2 buildings to the south where you may enjoy. Also, the pool and sun deck is right on the ocean and quite enjoyable.
    • Nearby Attractions: There are many different activities to do in the area such as snorkeling, diving, fishing, horse back riding, sport fishing and swimming with the dolphins just to name a few.
    Payments and Policies
    Payment Details
    50% of the rent is required to complete the booking (balance due 30 days in advance). There is no security/damage deposit required. You will receive a 100% credit on a future booking if you cancel 30 or more days prior.

    • Smoking is allowed.
    • Children are allowed.
    • Check in after 4:00PM and check out before 11:00AM.
    • No pets allowed (Except for Service Animals).
    • There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
    • Housekeeping is provided prior to arrival and after departure. Housekeeping is provided every 4 days during a stay.
