Beautiful villa in a panoramic position that overlooks the gulf of Punta Ala, one of the most prestigious bathing resorts of the Tuscan coast, thanks to its reclaimed and exclusive sport facilities (golf course, horse riding, sailing school) as well as its important historic harbor. The villa is located on the upper part of a hill in a context of independent villas immersed in the typical vegetation of the Maremma coast. Peaceful position. Beautiful, broad views of the sea. The villa is located in a property which, from the access where the private car park is located, descends towards the sea by means of a series of garden terracings that are well kept. Behind the villa, up high, near the car park is an outbuilding (accommodation called ANTONIETTA) that is completely independent and with its own access and garden. Private, shaded parking for 2 cars.
DISTANCES: 2.4 km by car sandy beach (free and equipped beach) and rocky shoreline, 1.5 km the tourist harbour (shops, bank, bar), 1.5 km golf course and horse riding, 2 km shopping center of Punta Ala (minimarket), 20 km Castiglione della Pescaia and Follonica (important tourist resorts with all kinds of shops), 40 km Massa Marittima (renowned historic centre).
ACCOMMODATION: (160 m2) From the car park you access a pleasant stone-built stairway and you access the upper level of the villa. From here you access a large, sunny living/dining room ( Satellite TV ) with fireplace and access to a large terrace (approx. 80m2) that is well equipped and with broad view of the sea which, as the crow flies, is approx. 1000 m away, kitchen n (oven, freezer, dishwasher) with access to the side terrace, storage room, 1 double bedroom, 1 bathroom with shower. Going down a flight of stairs (with small safety gate for small children): 2 double bedrooms with access to the garden, 1 large bedroom for teenagers with bunk beds and divan bed with a 2nd pull-out bed and access to the garden, 1 large bathroom with bath (double washbasin), 1 bathroom with shower, (washing machine). Comfortable furniture. Central heating.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
