Kitchen includes washing machine. The garden is full of aromatic herbs, such as rosemary, sage, basil, parsley, thyme, chili peppers etc.
1 Queen Bed and 2 Single/Twin Beds. En-suite bathroom. A 5mt (15ft) high ceiling chestnut wood beam room with a queen size bed and en-suite bathroom with bath and shower; the room also has an attic loft with an additional single bed.

The villa comprises of three separate houses sharing a courtyard and swimming pool, is situated on a 2 hectare property and overlooks a picturesque hilly scenario typical of the northern Rome countryside where sheep and horse grazing are a familiar site. A 120mt (350ft) long road entrance surrounded by olive trees, leads to the villa. The location on the hill provides a pleasant cool breeze on warm summer days.
The villa is on two floors, has a kitchen, dining room, living room, study-library, master bedroom with bathroom. The second floor the Villa has two bedrooms each with an en-suite bathroom and changing room. Both lead to an independent garden patio and amphitheater. Throughout the villa the floor is made of handmade terracotta tiles in a herring bone design.
This villa consists of: Units 24057 and 54127 which are both independant from each other.

Aeroporto Leonardo da Vinci (Fiumicino)
Rail service every 15 minutes line fm1 in direction of Roma/Fara Sabina/Orte (not the Leonardo Express to Roma Termini!), get off after about 20 minutes at Roma Trastevere, on the same platform board on fm3 in direction of Viterbo or Bracciano (not Cesano!), get off after about 45 minutes at Bracciano. Train service to Bracciano is leaving every 30 minutes during the day.

• Golf: can be reached by driving for 45 minute(s).

• Shopping and Dining: can be reached by walking for 20 minute(s). A vehicle is required because the walk to the shops and dining is at least 20 minutes.
Most guests rent a vehicle so they can access the wide variety of shops and restaurants throughout the area.
• Beach gradient is gradual for a long distance. Beach surface is fine sand. There is a dock. The unit is a 15 minute walk from the lake, or 5 minute drive to the lake.
The villa is about a 5 minute drive from Lake Bracciano.
20% of the rent is required to complete the booking (balance due on arrival). A refundable security/damage deposit of 600 is required. If you cancel anytime, payments (less 50) are refunded if the unit is re-rented.

20% booking now to confirm booking. 80% in cash upon arrival + the security deposit of euros 400, upon arrival. Electric and heating bills will be based on consumption and paid at the end of stay from the security deposit. Typically electric and heating bills are euros 50/week.
