Huge villa (250 m2 in addition to the porch which surrounds the whole of the house) obtained from the complete restoration of a farmhouse within a property (3.6 ha) set amid the greenery and on the slopes of a hill (260 m a.s.l.) in a panoramic positon with views over the countryside and the surrounding hills. Excellent peace and quiet (there is a dirt track road some 30 m from the house that links up to other houses). The house is surrounded by more than 1.000 m2 of lawn and equipped garden (wood burning oven, barbecue) with swimming-pool (5x10, max depth 1.45 m) table-tennis. 500 m is a horse riding school where you can go on entertaining horse riding trips or hire mountain bikes. It is possilbe to purchase organic wine, olive oil and fruit produced on the farm and to organize cooking lessons. A small international library is available. Parking. DISTANCES: 700 m grocery shops, 10 km Terni (various shops), 10 km the Franciscan Hermitage of Sacro Spreco (13th century convent), 25 km Lake Piediluco, 39 km Spoleto, 60 km Montefalco, 70 km Orvieto, 90 km Assisi. Logistically centre for visiting Rome (80 km), the Etruscan village of Viterbo (70 km) and Perugia (85 km).
ACCOMMODATION: (250 m2) Gr. fl.: large reception/dining room (satellite TV) with fireplace, lounge with double divan bed, kitchen (freezer) with access to the outside, 1 bathroom with shower , WC (with small extractable shower), WC (washing machine). 1st fl. (access along a stairway under a spacious portico): small breakfast room with fireplace, kitchenette (2 burners), 3 double bedrooms 2 of which with bathroom with shower, 1 twin bedded room, 1 single bedroom, all of which have access to the outside, 3 bathrooms with shower. Baby-bed available (26 Euro/week). Comfortable furniture. Central heating.

The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
