1 King Bed (sleeps 2). Very large room with window opening on to terrace and small window to rear of house. Washbasin in room with shaver point.

1 Single Lower Bunk Bed (sleeps 1) and 1 Single Upper Bunk Bed (sleeps 1). This bedroom is on the ground floor and has two 3 feet wide bunk beds. Situated next to 2nd bathroom.
2 Single Cots (sleeps 2). Large room with open log fire. Stone exposed walls 3ft thick. Marble stairs leading to 1st floor. Three piece leather suite sits 6 (3,2,1) Window to left side of house and old door to Open room and also entrance to hall leading to kitchen.
Bathroom 1 has toilet, shower, one basin and bidet.
Bathroom 2 has toilet, bathtub, shower and one basin.
The Farmhouse is surrounded by tree lined hills and mountains with a small river at the bottom of the 4 acre site, mainly containing olive trees but also fig, pear, lemon, apple and walnut. The view is astounding in all directions. The 12 meter swimming pool is to the left of the house (50 meters away). There is only one house nearby (130 meters) and then the village of Serramonacesca in the hills (5 minutes away).
Although not specially designed for disabled people, the 2nd bathroom and 3rd bedroom are located on the ground floor.
A self contained log cabin will be built later this year but 300 meters from the house and not visible from the house.
The payment policy is flexible and can be worked out with the owner. A refundable security/damage deposit of 250 is required. If you cancel less than 90 days prior, payments (less 50) are refunded.

Normally a 200 UKP booking deposit is required, final balance payment must be 6 weeks before arrival time together with 250 UKP security/damages deposit. This deposit fully returned within one week of departure date providing everything is OK. Full address and telephone number of main contact, names of all occupiers, and age of children required on initial booking.

- No smoking is allowed.
- Children are allowed.
- Check in after 3:00 PM and check out before 11:00 PM. Check in/out times may be flexible upon request.
- All pets are allowed but must be approved by the Owner. A deposit of zero will apply.
- There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
- No Maid Service is provided during a stay. An optional Daily Maid Service is available for the following fee of 15 Euros/hr.
- Housekeeping is provided prior to arrival and after departure.
