The kitchen is completely modern and very well equipped. Next to the Open Room it has a U shaped preparation and cooking area next to a large eating area with a 2m pine farmhouse table& 8 chairs. Two large French doors open on a tiled area with purgula and vines/honeysuckle growing, external table and 6 chairs
1 King Bed (sleeps 2) and 1 Single Futon Bed (sleeps 1). Very large room with window opening on to landing then terrace and small window to rear of house. Washbasin in room with shaver point.
1 King Bed (sleeps 2). Large room with double doors opening onto a small veranda and also landing then terrace. Washbasin and shaver point.
2 Single Beds (sleeps 2) and 1 Single Cot (sleeps 1). This bedroom is on the ground floor and has two 3 feet wide single beds and two large cupboards. Situated next to 2nd bathroom.
2 Single Beds (sleeps 2). This is actually the Poolhouse situated 50m from the house at the end of the swimming pool. Has ensuite bathroom (ie. 3rd one). We have not included this as a bedroom as it really is a Poolhouse with two beds!
This has 2 leather settees and an armchair and lovely open fire with 32" LCD television, Sony 5.1 Cinema system and a Karaoke machine and Keyboard for the musically inclined. Marble staircase leading to 1st floor and lovely open log fire
Large Open Room with no glass so in really hot days one can be cool. Has some lovely antique Italian furniture and slate tiled floor.
Bathroom 1 has toilet, shower, one basin and bidet.
Bathroom 2 has toilet, bathtub, shower and one basin.
The Farmhouse is surrounded by tree lined hills and mountains with a small river at the bottom of the 4 acre site, mainly containing olive trees but also fig, pear, lemon, apple and walnut. The view is astounding in all directions. The 12 meter swimming pool is to the left of the house (50 meters away). There is only one house nearby (130 meters) and then the village of Serramonacesca in the hills (5 minutes away).
Although not specially designed for disabled people, the 2nd bathroom and 3rd bedroom are located on the ground floor.
A self contained log cabin will be built later this year but 300 meters from the house and not visible from the house.
• Pescara Airport is within a 20 minute(s) drive. Rome airport is only 1.5 hours away.
• Golf: can be reached by driving for 25 minute(s). There are 1 golf course(s) nearby.
• Ski lifts or Runs : can be reached by driving for 45 minute(s). Several long runs. The mountain is 2700 meters high - so plenty of snow in winter.
• Shopping and Dining: can be reached by walking for 5 minute(s). There are several excellent nearby restaurants.
• Beach is located within a 20 minute(s) drive.
• Nearby Attractions: There are many attractions locally from sleepy villages to the 9th century Benedictine Abbey of San Liberatore a Maiella, one of the most important medieval churches in Abruzzo. Visit the wondrous mountains and valleys of Serramonacesca. We are right on the edge of the Majella National Park.
The payment policy is flexible and can be worked out with the owner. A refundable security/damage deposit of 250 is required. If you cancel less than 90 days prior, payments (less 50) are refunded.

A 250 UKP booking/security deposit is required on booking that is returned 7-10 days after final departure. Final payment must be made 8 weeks before arrival date. Full address and telephone number of main contact, names of all occupiers, and age of children required with initial booking.

• No smoking is allowed.
• Children are allowed.
• Check in after 3:00 PM and check out before 11:00 PM. Check in/out times may be flexible upon request.
• All pets are allowed but must be approved by the Owner. A deposit of zero will apply.
• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
• No Maid Service is provided during a stay. An optional Daily Maid Service is available for the following fee of 15 Euros/hr.
• Housekeeping is provided prior to arrival and after departure.
