The farm is in a valley surrounded by forest, it has view to the village and mountains.
There is an extra (5th) room in the house, but it should be considered as generally unavailable, because it is actually included in the owner's private part of the farm house, therefore total privacy will not be guaranteed to either part. Although it can be made available in very specific situations (and always under an owner to customer agreement), such as for customers using wheelchairs (because it is the only room with wheelchair access). Extra rate for this double room is 60€ per night. In this situation maximum occupancy rises to 10 persons.
There is an old winery that has been converted to a game room (with a ping-pong table, soccer table and some toys for children). There is a big table in the yard for outside meals. Next to the kitchen there is a dinning room with a big wooden table and a traditional firewood oven. The house has a central heating system (one radiator per room and one radiator per bathroom, proper for heating towels).
• Oporto Airport is within a 60 minute(s) drive. The nearest train station is a 30 minute drive. The nearest international airport, Oporto, is a 1 hour drive. Lisbon airport is a 3 hour drive.
• Golf: can be reached by driving for 45 minute(s). Montebelo Golf Course, close to Espinho, is a 45 minute drive. Around the city of Oporto there are three golf courses: Oporto Golf Club, Miramar, and Quinta do Fojo all in about 1 hour drive.
• Ski lifts or Runs : can be reached by driving for 90 minute(s). It is a 2 hour drive up to Serra da Estrela ski resort.
• Shopping and Dining: can be reached by walking for 5 minute(s). There is a very small grocery store within walking distance (about a 8 minute walk). For more serious shopping, there is Sever do Vouga (4 km away), which is little over a 5 minute drive.
• The city of Aveiro and the picturesque sea side village Costa Nova are only 30km from the farm. No traffic all year round. The river "Rio Vouga" passes nearby and one of its lovely swimming areas is less than a 10 minute drive.
50% of the rent is required to complete the booking (balance on arrival - cash or traveler's check). If you cancel anytime, payments (less a variable percentage depending on the timing) are refunded.

- If you cancel 31 days or more prior to arrival, 80% of the amount paid is refunded. - If you cancel between 15 and 30 days prior to arrival, 50% of the amount paid is refunded. - If you cancel less than 14 days prior to arrival, there will be no refund.

• There is no specific quiet time policy, though guests are asked to be respectful of any neighbours.
