Beautiful and bright villa (300 m2) with annexe set on the side of a hill (700 m a.s.l.) inside huge grounds of some 70 ha where horses, deer etc graze freely. The villa is situated in a peaceful and relaxing position with a panoramic view over Lake Salto. Shared with the owners: extensive grassy areas on various levels and where there is a tennis court and boules and, abt. 500 m away and abt. 200 m from the owners villa, a swimming pool (6x12) (20/5-30/9). Cook available to be requested at the time of booking and to be paid on the spot. Pets are not allowed in the villa (they can stay in the garden) and they cannot enter in the swimming pool. Parking.
ACCOMMODATION: Gr. fl.: entrance, living/dining room (TV) with fireplace, kitchen (oven, dishwasher), lounge with fireplace, 1 double bedroom, 2 bathrooms with shower one of which is small and one with washing machine, 1 twin bedded room with WC and access from the outside only. 1st fl.: 2 double bedrooms, 1 twin bedded room suitable for teenagers, 1 bathroom with bath, 1 bathroom with shower.
Annexe (40 m2) simply furnished inside a wooden and brickwork structure just 5 m from the villa: entrance/living room with kitchen corner and small covered terrace, 1 double bedroom, 1 bedroom with a set of bunk beds,1 bathroom with shower. Possibility of going for walks. Reasonably comfortable furniture. Telephone. Central heating. Baby-bed available.
LOCATION: The location is near the Sabina hill range, home to monasteries and convents like the one at Farfa which is 45 km away. Within a radius of abt. 35 km there are pretty lakes (Piediluco, Turano and the one below the house, Salto), 50 km away the famous Marmore waterfalls. 1 km Varco Sabino (essential shops), 23 km Rieti, 40 km Piediluco.
The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
