Approx 450 sq ft including loft plus 75 sq ft deck. With optional second bed it can sleep up to 5. Child toys and matts if desired. Wireless internet. Shared phone. Additional amenities negotiable! I live next door so any appliances you need are right there. I can buy you a coffee maker if you want, but there is so many cut cafe's on every block, that is more likely the way to enjoy your coffee in Victoria!
Bed Summary
Studio
1 Queen Bed (sleeps 2). this is the main studio room where the bed is now. I can move it to the upstairs loft if you want. the mattress is a split medium on left, firm on right. It's not a fancy bed, just a mattress.
Loft
1 Queen Bed (sleeps 2). this is the loft room. there is no bed here yet, but I can buy one if you need to sleep more than 2. The oversized couch is available for a 3rd. There is an extra cost for the second bed.
Studio
1 Single Hide-A-Bed/Sofa Bed (sleeps 1).
Bathrooms
Bathroom 1 has toilet, bathtub, shower, hair dryer and one basin.

from the loft you can see the ocean, and see harbor planes take off and land. lush green view from balcony.

Payments and Policies
Payment Details
20% non-refundable deposit is due at time of booking.(Balance due 30 days in advance.) There is no security/damage deposit required. If you cancel anytime, payments (less 10%) are refunded if the unit is re-rented.
Owner accepts payments by: Personal Cheque (Available for guests booking 30 or more days prior to arrival) - PayPal - Direct Bank Deposit - Cash - Email Money Transfer

Policies
• No smoking is allowed.
• Children are allowed. A High Chair can be provided.
• Check in after 7:00 PM and check out before 4:00 PM. Check in/out times may be flexible upon request.
• No pets allowed (Except for Service Animals).
• Guests are asked to be quiet between the times of 10:00 PM and 9:00 AM.
• An optional Daily Maid Service is available for the following fee of 20.
• Housekeeping is provided prior to arrival and after departure.
