Beautiful and prestigious modern villa (400 m2) made up of a manor villa, an outbuilding and a pool-house. The property is located at the edge of the ancient hamlet of Etruscan origins, Corchiano (0.5 km, all kind of shops). The hamlet is located among the green Tuscan-Roman hills rich in hazel groves and olive groves, in a position that allows you to easily reach all of the main tourist and culture spots of the northern Lazio region. The villa, which is completely fenced-in, is surrounded by a property of approx. 2 hectares with olive trees, hazel groves and a fruit orchard: a shaded lawn surrounds the accommodation with a swimming pool (6x12.5, with exedra) with a spill over edge and a pool-house with changing room, shower and large portico equipped with a 12-person table, wood-burning oven, barbecue and an outdoor kitchen complete with fridge, dishwasher, ice-maker, ideal for outdoor dining. The outbuilding is located near the villa and offers an excellent level of privacy. The accommodation offers a good level of peace and quiet. View of the garden and of mount Soratte and the Sabina mountains in the distance. Various necropolises in the area can be visited (Necropolises of Musate, S. Antonio, Paciano, Grotta Porciosa, etc.). A few remains of tombs can by visited inside the property. Very cosy and comfortable furnishings, furnished partly with period pieces. The cellar and the garage are closed off. Parking. ACCOMMODATION: Gr. fl.: large semi-circular lounge of 100 m2, with ceiling height ranging from 2.5 m to 5 m, culminating with a practicable balcony, with view of the entire lounge. Part of the lounge is a dining area with fireplace. Various French-doors have direct access to the garden. Living room (satellite TV) with fireplace with direct access to a portico, dining room, large modern kitchen equipped with 2 fridges, freezer, 2 ovens and microwave, direct access to the side portico, 1 WC. 1st fl.: 1 double bedroom with terrace and private bathroom with shower, 1 double bedroom with wardrobe area, 1 bathroom with bath and ante-chamber with 2 washbasins and access to a terrace above the swimming pool. Both of the bedrooms have air conditioning. 2nd fl.: attic study (min. 1.5 m - 2.8 m ceiling height), equipped with air conditioning, with 2 beds and a WC. Basement fl.: laundry room, storage room. Outbuilding (85 m2): living / dining room (satellite TV) with small double bed (140 cm wide), kitchen corner with freezer, 1 double bedroom, 1 bathroom with shower. Included in the price: domestic help for the tiding of the bedrooms and bathrooms on Wednesday (2 hours) and, only for bookings of at least 2 weeks, also on Friday (2 hours). The booking is confirmed once signed documents have been faxed and 25% of the rental price (+ 28 Euros booking fee) has been paid. The remaining 75% of rental fee must be paid at least 42 days prior to arrival. If you cancel 75 or more days prior, payments less 15% of rental and 50 Euros are refunded.
